Three Stream Valleys Run Straight Through Town
Gaithersburg drains into three sub-watersheds: Middle Great Seneca, Lower Great Seneca and Muddy Branch. The Muddy Branch headwaters start inside the city limits. Whetstone Run feeds Lake Whetstone in Montgomery Village, then joins Great Seneca Creek. Add the green corridors through Bohrer Park, Malcolm King Park and Kentlands Green Park. Add the edge of Seneca Creek State Park just west of town. The result is cover, water and food running right up to backyard fences. Rodents use those corridors the way we use sidewalks. In October they follow them to the nearest warm foundation.
Every Housing Era Fails in a Different Spot
In Olde Towne, the century-old homes in 20877 lose mortar joints and old crawlspace vents. In Montgomery Village and the 20886 townhome courts, the 1960s and 1970s homes are decades past their first weatherstripping, and shared utility chases run wall to wall. In Kentlands and Lakelands, the alley garages and tight 1990s townhome rows give mice a covered path along the back of a whole block. Even the newest homes near Crown and Watkins Mill are old enough for garage gaskets and siding gaps to open up. Different eras, same result: a gap the size of a dime.
A Long, Humid Season Across 20877, 20878, 20879, 20882 and 20886
Montgomery County gets over 40 inches of rain a year, and the air stays humid most of the season. Wet springs and warm summers let mouse numbers build outdoors all year. By the first cold snap, a lot of mice are looking for somewhere to spend the winter. One female house mouse can have up to 10 litters a year. That is why one mouse in September becomes scratching in the walls by November. Rats add a second problem near the shops along Frederick Avenue and the retail pads around Rio and Lakeforest, where dumpsters and storm drains hold groups that push into nearby streets.

What Draws Them to Your Yard First
Before rodents get inside, something pulls them close. The usual draws are bird feeders and spilled seed, pet food left on a deck, open compost, thick ivy or juniper against the foundation, woodpiles on the ground, and clogged gutters. Homes backing onto the Muddy Branch and Great Seneca greenways, the Lake Whetstone shoreline, or the trails through Bohrer Park see it most. We point these out during the inspection. Why Store-Bought Traps Stop Working
A Few Catches Is Not the Same as Solving It
Hardware store snap traps catch the boldest, hungriest mice first. The rest turn shy of the bait, move their runways, and keep breeding. Ultrasonic plug-ins do almost nothing once rodents get used to the sound. Neither one touches the two things that decide the outcome: the entry point, and the rodents still outside the wall. If you have already worked through different mouse baits with no lasting result, that is usually why.
In attached housing the math is worse. In a Montgomery Village court or a Kentlands townhome row, your unit is one of six or eight sharing walls and utility chases. Treat one unit alone, with no outside stations and no sealing, and you just move the problem a few feet.
Two Things We Will Not Do
We will not sell you add-ons that do not move the needle on a mouse problem. What resolves it is baiting on the real runways, then sealing the entry points once activity drops.
