About Better Termite
Rodent Control for Derwood Homes on the Edge of the Woods
Mice and Rats, Handled by a Family-Owned Team Since 1968
It usually starts in the garage. A torn bag of birdseed. A few dark droppings along the wall by the recycling bin. Then, a week later, a scratch in the ceiling of the lower level after everyone has gone to bed. In Derwood, that is a common way for a rodent problem to show up. A lot of homes here back onto parkland, a stream valley, or open fields. The mice that spent the summer out there are looking for a warm place to spend the winter.
Better Termite & Pest Control has worked Montgomery County homes since 1968. We are third-generation and family-owned, with more than 300 years of combined experience on a small team. Our research team removed 9 of the harshest products in this industry from our programs. Our rodent plan is built around one idea: find where they are getting in, knock the numbers down, then close the door behind them.
Call (703) 683-2000 and a licensed technician answers. Ongoing Derwood rodent control starts around $49/month plus a $200 setup fee on the first visit. That includes free callbacks between visits and no binding contract. We have serviced over 100,000 homes in the DC area and earned 1800+ reviews along the way.
Local Knowledge
Why Derwood Sees So Much Rodent Pressure
Rock Creek Regional Park Sits on Derwood's Doorstep
Rock Creek Regional Park covers about 1,800 acres on Derwood's east side. It holds 75-acre Lake Needwood, formed when Rock Creek was dammed in 1965, and 55-acre Lake Frank, plus about 13 miles of wooded trail. Crabbs Branch Stream Valley Park adds another 138 undeveloped acres running from Redland Road down to the regional park. That is a lot of leaf litter, fallen logs, and stream bank for one small community.
That ground is prime habitat for the white-footed mouse, a woodland mouse with a brown back and a bright white belly. Homes in Needwood Estates, Park Overlook, and the Preserve at Rock Creek that back onto the park see them first each fall. They nest in stacked firewood, grill covers, shed corners, and stored boxes in the garage. White-footed mice also carry young deer ticks, which is one more reason not to let them settle in near the house. The same stream valley runs south into the city, which is why our Rockville rodent control work sees the same fall pattern.
Farm Fields and Open Ground Along Muncaster Mill Road
North of Muncaster Mill Road, the 455-acre Agricultural History Farm Park keeps a working farmstead, open fields, and an apple orchard in the middle of the suburbs. Fields and hedgerows feed field mice and voles all summer. When the fields are cut and the weather turns, some of those mice work their way into the nearest subdivisions, such as Muncaster Manor, Muncaster View, and Bowie Mill Estates. Not sure what you are dealing with? Our guide to field mice vs. house mice covers how to tell them apart. If the damage is runways and holes in the lawn rather than droppings in the house, read our mouse vs. vole breakdown before you set anything out.
The Frederick Road Corridor, the Rail Line, and the ICC
Derwood started in the 1880s as a stop on the B&O Railroad near Indianola Drive and Frederick Road (MD 355). The tracks still run through town. Rail corridors are long, weedy, undisturbed strips, and rodents use them to travel. Along MD 355 and around the Shady Grove Metro, restaurants, shopping centers, dumpsters, and the county's waste transfer station on Frederick Road add food to the mix. That part of Derwood is where Norway rats are most likely to show up, rather than just mice. Our write-up on rats in Maryland explains which species you are likely to see here.
Then there is the Intercounty Connector (MD 200), built straight through central Derwood between 2009 and 2011. Big earth-moving projects push rodents out of the ground they had. Today the grassy shoulders and stormwater areas along the highway form one more long strip of cover through the middle of the community.
A Housing Stock From the 1960s to the 1980s
The median Derwood home was built in 1981, and older sections like Mill Creek Towne date to the 1960s. Growth picked up again after Shady Grove Metro opened in 1984. You will find brick-front split-levels, Dutch colonials, colonial revivals, and townhouse rows. At 40 to 60 years old, these homes have had plenty of time for gaps to open. Utility lines have been redone and not resealed. Garage door trim has worn at the corners. Old cable lines hang out of holes nobody filled.
Rodent Control
Which Rodent Is Getting Into Your Derwood Home?
Derwood homeowners call us about three different animals, and each one needs a slightly different plan. Knowing which one you have speeds everything up:
- White-footed mouse: Brown on top, snow-white underneath, with large eyes and ears. It comes in from the parkland and farm edges. Look for it in garages, sheds, storage rooms, and cars parked outside for a while. It often stores seeds and acorns in odd places, like inside a boot or a drawer.
- House mouse: Gray-brown all over, with a lighter gray belly. This is the one that moves in for good. It lives inside walls, under kitchen cabinets, and behind appliances, and it breeds year-round once it is indoors.
- Norway rat: Heavy-bodied and up to about a foot long counting the tail, with blunt droppings about the size of a raisin. It burrows under decks, sheds, and slabs, and is most common near the commercial areas along Frederick Road and around Shady Grove.
Whichever one it is, do not wait on it. Rodents chew wiring, foul food and counters, and multiply fast. A few mice in October can be a settled population by January.
Rodent Control
How Mice and Rats Get Into Derwood Houses
Daren, one of our licensed technicians, has a simple rule he gives customers: if the tip of your pinky finger fits in a gap, a mouse can get through it. That is about the size of a dime. Rats need about a thumb width. Most people are shocked by how small that is. For the details, see our guide on how small a hole a mouse can fit through.
Utility Lines Come First
The number one entry point we seal is where a utility line goes through the wall. That includes the AC line set, gas line, dryer vent, and hose bib. Somebody is always out working on one of them, and they rarely put the sealant back. On a Derwood home that has had a new heat pump or a new water heater since the 1980s, check there first.
Garage Doors on Split-Levels and Colonials
The trim at the bottom of the garage door is the second most common gap. Split-levels in Mill Creek Towne and similar 1960s and 1970s sections often have the garage tucked under the living space. That puts the garage, the lower level, and the ductwork all on the same floor the mice come in on.
The Openings Nobody Thinks Of
Weep holes in brick veneer. Crawl space vents with rusted screens. The hole around an old, dead cable line hanging off the side of the house. On townhouse rows near Shady Grove Metro, the shared wall can be the route, since mice move unit to unit through gaps in the firewall and utility chases. Mulch piled thick against the foundation makes all of these worse. Mice nest under it and work the wall unseen, so pull it back a few inches from the siding.
Rodent Control
How Our Derwood Rodent Control Works
Most Derwood homeowners who call us have already tried the hardware store. A few traps catch a few mice, and the scratching goes on. The problem is rarely effort. It is where the traps go and what happens next.
Bait at the Level Where They Come In
We put locked, tamper-proof bait stations on the outside, along the foundation, the deck edges, and the fence line facing the woods or field. That catches rodents on their way in instead of after they are in the walls. For rats inside the house, we use snap traps, so nothing dies and rots somewhere you cannot reach.
Two Follow-Ups, Then Sealing
We come back at one week and three weeks to read every station and move placements based on what was eaten. Once activity falls off, we seal the gaps they were using. We do it in that order on purpose. Seal a house tight while mice are still inside and you can trap them in your walls.
Staying Ahead of Next Fall
Homes backing onto Rock Creek parkland or open fields will always have mice next door. Triannual visits keep stations fresh before each fall push. If you hear or see anything between visits, call us and we come back at no extra charge.
Rodent Control
Rodent Control Across Derwood's Neighborhoods
Derwood is small, but the rodent picture changes from one side of 20855 to the other. Here is what drives it in each part of the community:
- Needwood Estates, Park Overlook & Preserve at Rock Creek: Homes closest to Rock Creek Regional Park and Lake Needwood. Wooded lot lines and backyards that open onto parkland mean steady white-footed mouse pressure every fall.
- Mill Creek Towne & Derwood Heights: Older 1960s-era split-levels and colonials. Worn garage door trim, resealed utility lines, and tuck-under garages are the usual problems.
- Muncaster Manor, Muncaster View & Bowie Mill Estates: Larger lots near the Agricultural History Farm Park and the open ground along Muncaster Mill Road. Field mice move in from the hedgerows and cut fields.
- Redland Crossing, Redland Station & Candlewood Park: Neighborhoods near Redland Road and the Crabbs Branch stream valley. The undeveloped stream corridor gives rodents a direct line to backyards.
- Derwood Station, Shady Grove Crossing & Emory Grove: Closer to the Shady Grove Metro, the rail line, and Frederick Road. More townhouse rows with shared walls, and a higher chance of Norway rats from nearby commercial dumpsters.

How It Works
How Derwood Rodent Control Works
Call and Talk It Through
Call (703) 683-2000 and tell a licensed technician what you are hearing or finding. They can size up the problem and quote your Derwood home on the phone. No phone trees.
78-Point Inspection
We walk the whole property: utility lines, garage door trim, weep holes, crawl space vents, deck ledgers, and the edge where your yard meets the woods or the field behind it.
Stations Outside, Traps Where Needed
Locked, tamper-proof bait stations go along the routes rodents actually run. For rats inside, we use snap traps, so nothing dies and rots behind a wall.
Back at Week 1 and Week 3
We read every station, refill bait, and move placements based on what was eaten. The cautious rodents that skip round one are the ones these visits catch.
Seal Once Numbers Drop
After activity falls off, we seal the gaps they used. Sealing first can trap rodents inside the house, so the timing matters as much as the caulk.
Three Visits a Year, Free Callbacks
Triannual visits keep stations fresh for the next fall push out of the parkland. See activity between visits and we come back at no extra charge. Cancel anytime with 30 days notice.
