Rodent Control Built for Kensington's Historic Homes

Hearing scratching behind the walls at night? Finding small droppings in the pantry, basement, or garage? You are far from alone. Kensington wraps around Rock Creek Park, and the Ken-Gar Palisades and Rock Creek stream valley put woods, water, and cover steps from most front doors. Pair that with a town full of century-old Victorian and Craftsman homes, and mice have every reason to move in. When temperatures drop, they head indoors.

Since 1968, Better Termite & Pest Control has helped families across Montgomery County get rid of rodents. We use a proven 4-step plan with tamper-proof bait stations, interior snap traps, and triannual visits. Every plan starts around $49/month, includes unlimited free callbacks, and never locks you into a contract. We keep coming back until the problem is gone, at no extra cost to you.

Why Kensington Has Year-Round Rodent Pressure

Three things make Kensington one of the more rodent-active towns in Montgomery County.

First, Rock Creek Park and the stream valleys. Kensington is bordered on its west and south sides by Rock Creek Park, and the 20-acre Ken-Gar Palisades Park sits along an especially wild stretch of Rock Creek. These wooded corridors and creek banks are beautiful, but they also act as highways for mice and rats moving from forest habitat straight to your foundation. Homes along Beach Drive, Cedar Lane, and the Rock Creek Trail see constant wildlife and rodent activity, and heavy rain pushes rodents out of burrows and into basements and garages.

Second, the age of the housing. Kensington grew as a planned Victorian community after the Metropolitan Branch railroad arrived, and the Historic District is packed with Queen Anne, Shingle, Colonial Revival, Bungalow/Craftsman, and American Foursquare homes from the late 1800s and early 1900s. Those homes are gorgeous, but fieldstone foundations, settled framing, old additions, and decades of caulk create the gaps mice need. A house mouse can squeeze through an opening the size of a dime.

Third, the commercial cores. Antique Row along Howard Avenue is one of the largest antique and specialty districts in the DC area, with cafes and restaurants mixed in, and Connecticut Avenue carries more shops and eateries. Those food-service clusters draw Norway rats that then spread into the surrounding residential streets. Together, water, cover, and food give rodents a reason to stay in Kensington all year.

Signs You Have a Rodent Problem

Most Kensington homeowners first notice small, dark droppings in pantries, basements, garages, or behind appliances. You might hear scratching or scurrying in the walls or ceiling after dark. This picks up in fall and winter when dropping temperatures push mice and rats indoors from Rock Creek Park and the surrounding stream valleys. Other common signs include chewed food packaging, shredded insulation or paper used for nesting, and greasy rub marks along baseboards where rodents travel the same paths each night.

Rodents are more than a nuisance. They chew wiring, which is a fire hazard, and they contaminate surfaces and food with droppings and urine. One female mouse can produce up to 10 litters per year, so a handful of mice becomes an infestation fast. If you are trying to tell what you are dealing with, our guide to the house mouse and the article on the differences between rats and mice can help. When you spot any of these signs, call 703-683-2000 for a free inspection before the problem grows.

Our 4-Step Rodent Protocol

Our approach to rodent control in Kensington follows a proven sequence. It clears the current problem and keeps rodents from returning:

  • Step 1: Full 78-Point Inspection. We find entry points, food sources, and high-activity zones. In Kensington's older homes we pay close attention to fieldstone foundations, basement pipe penetrations, crawl spaces, additions, and areas where landscaping meets the structure.
  • Step 2: Bait Stations and Traps. We place tamper-proof bait stations around the exterior and snap traps inside. Snap traps prevent rodents from dying and decaying inside wall cavities, which matters in the tight framing of century-old homes.
  • Step 3: Follow-Up Visits. We return at 1 week and 3 weeks to check traps, replace bait, track activity levels, and adjust placement based on what we find.
  • Step 4: Triannual Maintenance. Three visits per year keep bait stations fresh and catch new activity early. This is critical for Kensington homes near Rock Creek Park and the Ken-Gar stream valley, where rodents constantly try to move back in.

Why Store-Bought Traps Rarely Work

Many Kensington homeowners try hardware-store traps or bait packs before calling a professional. These might catch a mouse or two, but they rarely solve the real problem. Here is what we see when DIY falls short:

  • Wrong placement: Store traps go where you see droppings, but rodents often use different travel routes. Our technicians identify the main paths and station traps there.
  • Not enough coverage: A Kensington home backing to Rock Creek Park or a stream valley may need 8 to 12 exterior stations. Most homeowners set 2 or 3 traps and wonder why activity continues.
  • No follow-through: One round of trapping catches the bold rodents. The cautious ones survive and breed. Our 1-week and 3-week follow-ups catch the rest.
  • Sealing too early: Closing entry points before the population drops can trap rodents inside your walls. We time our exclusion work based on station data so we seal at the right moment. If you have been comparing the best mouse baits and still losing the battle, that is usually why.

Kensington Neighborhoods We Protect

We treat homes for rodents across Kensington and the surrounding Montgomery County communities:

  • Kensington Historic District: The Victorian core around Warner Circle and Kensington Park, full of Queen Anne and Craftsman homes with fieldstone foundations and porches that mice slip beneath. These older homes see the most persistent mouse pressure.
  • Ken-Gar: A small, close-knit neighborhood tucked right against Rock Creek and the Ken-Gar Palisades. Homes here sit yards from the woods, so rodent activity is constant, especially in fall.
  • Rock Creek Hills & Rock Creek Highlands: Wooded, hilly streets bordering the park. Mature tree canopy and stream corridors keep both mice and, near commercial edges, Norway rats moving toward foundations.
  • Kensington Heights & Homewood: Established mid-century and older neighborhoods where aging foundations, garages, and sheds give rodents easy shelter close to the house.
  • Parkwood & Chevy Chase View: Leafy residential areas along the park's edge and Connecticut Avenue, where backyard gardens and mature landscaping give mice cover right up to the back door.
  • Antique Row & Connecticut Avenue corridor: The Howard Avenue shops, cafes, and restaurants generate food waste that draws rats into nearby apartments and homes. We adjust station placement for these mixed commercial-residential streets.
