About Better Termite
Why Gaithersburg Homeowners Choose Better Termite
58 Years of Termite Work Across the DC Metro Area
Gaithersburg sits along the I-270 corridor, about 20 miles northwest of Washington, D. C. The city holds roughly 27,000 housing units. They run from Olde Towne's 19th-century blocks near the 1884 B&O Railroad Station out to the newer streets of Kentlands and Lakelands. You may own a 1970s colonial in Flower Hill, a townhome in Montgomery Village, or a newer home in Quince Orchard Park. Two things drive termite pressure at all of them: damp clay soil against the foundation, and wood framing within reach of it.
Better Termite & Pest Control has treated termites across Maryland and Virginia since 1968. We are a third-generation, family-owned company with over 300 years of combined team experience. Our office is at 2647 Duke Street in Alexandria. Our internal research team removed 9 of the harshest products used in this industry. We replaced them with reduced-risk materials like Sentricon bait and borate wood treatments.
When you call, you talk to a licensed technician who knows Montgomery County homes. No phone trees. No outsourced call centers. Over 1800+ families have left us 5-star reviews, and we have treated more than 100,000 homes across the DC Metro area.
Local Knowledge
Why Termites Thrive in Gaithersburg
Stream Valleys, Clay Soil, and Stormwater Ponds
Muddy Branch starts inside Gaithersburg city limits. It runs southwest through more than 876 acres of stream valley parkland on its way to the Potomac. Seneca Creek State Park covers over 6,300 acres along the western edge, and Clopper Lake is minutes from Washingtonian Woods, West Riding, and Longdraft. Add the lake at Rio Washingtonian Center, the ponds at Bohrer Park, and the stormwater ponds built into nearly every subdivision since the 1980s. The result is soil that rarely dries out. Eastern subterranean termites depend on that steady moisture. It lets a colony feed year-round instead of retreating deep underground.
Montgomery County's clay soil makes it worse. Clay holds water against foundation walls and footings long after the rain stops. Gaithersburg takes in more than 43 inches of rain a year, and humidity stays above 70% most months. A few things keep that water right where termites want it: ground that slopes toward the house, downspouts that dump at the foundation, and mulch piled above the brick line.
Housing Stock from Olde Towne to Kentlands
Gaithersburg's building history spans more than a century, and each era has its own weak spot. The Victorian and early-1900s homes near Olde Towne, Summit Hall, and Diamond Avenue still have their original framing, low crawlspaces, and stone or block foundations. Those mortar joints have had a hundred years to open up. Montgomery Village, Diamond Farms, and Flower Hill went up mostly between the 1960s and the 1980s. Those are brick-front colonials, split-levels, and long townhome rows, where one colony can work its way down a shared foundation. Kentlands and Lakelands, built from 1992 on, favor slab-on-grade garages, front porches with wood posts, and deep landscaping against the walls. Across ZIP codes 20877, 20878, 20879, 20882, and 20886, the entry points differ but the pressure is the same.

What Termite Damage Costs Gaithersburg Homeowners
Termites cause more than $5 billion in damage across the United States every year. Almost none of it is covered by homeowners insurance. Most people do not find an infestation until it has already done roughly $3,300 in structural damage. On an older Gaithersburg home with damaged sill plates or floor joists, repairs routinely run well past that.
Eastern subterranean termites live in soil colonies that can number in the hundreds of thousands. They feed more than 100 feet from the nest. To reach your framing, they build mud tubes. These are pencil-width soil tunnels that run up foundation walls, block piers, and crawlspace joists. Once inside the wood, they eat along the grain and leave a paper-thin shell of paint or trim. Homes backing to Muddy Branch, the Seneca Creek corridor, or a neighborhood stormwater pond sit closest to the biggest colonies.

How We Treat Termites in Gaithersburg Homes
Sentricon Colony Elimination
For most Gaithersburg properties we start with the Sentricon baiting system. Stations go in the ground around the foundation, flush with the soil and barely visible once the grass grows back. Termites find the bait and bring the rest of the colony to it. The noviflumuron in the bait blocks their ability to molt, so the colony dies at its source, queen included. There is no trenching through Kentlands landscaping and no drilling through a finished basement slab. Sentricon monitoring starts at $35/month with $200 setup fee on the first visit.
Liquid Barriers and Borate Wood Treatment
When there is active damage, we trench and treat the soil along the foundation. That creates a continuous liquid barrier. Slab-on-grade sections need a different approach. For attached garages, sunrooms, and the townhome slabs common in Montgomery Village and Lakelands, we use rod injection and sub-slab treatment. On additions, porch rebuilds, and basement finishing projects, we brush borate treatments onto bare framing so the wood is protected before it is closed in. If you want a sense of what different approaches run, our guide to termite treatment costs breaks it down. Every plan includes unlimited free callbacks. There are no binding contracts, and you can cancel anytime with 30 days notice.

Termite Warning Signs Every Gaithersburg Homeowner Should Know
Subterranean termites stay active underground all year here. You are most likely to see them during spring swarm season, roughly March through May in Montgomery County. That is when winged termites leave the colony to start new ones. Homeowners find piles of discarded wings on windowsills, near the deck door, and around basement light fixtures. Not sure whether what you found is a termite or a flying ant? Our guide to termite swarmers walks through the differences in wings, waist, and antennae.
Outside of swarm season, the signs are quieter. Check the foundation and basement block for mud tubes. Tap door casings and baseboards and listen for a hollow sound. Watch for paint that bubbles or ripples on trim. Soft spots in the floor near an outside wall and doors that suddenly stick can both point to damaged framing. Damage in the yard counts too. If you are seeing termite activity in stumps, landscape timbers, or fence posts, a colony is already feeding within reach of the house.
High-Risk Spots in a Gaithersburg Home
- Basements and crawlspaces that stay damp near Muddy Branch or a stormwater pond
- Stone and block foundations in the older homes around Olde Towne and Summit Hall
- Wood-to-soil contact at porch posts, deck footings, and landscape timbers
- Garage slab edges and party walls in Montgomery Village and Lakelands townhome rows
- Mulch mounded above the brick line against the foundation
- Downspouts and HVAC drain lines that empty right at the foundation
- Firewood stacked against the house and old stumps left after storm removals

What Our 78-Point Termite Inspection Covers
The inspection starts outside. A licensed technician walks the full perimeter. We check the foundation for mud tubes, probe every spot where wood meets soil at porches and decks, and look at grade, downspouts, and mulch depth. We also inspect detached garages, sheds, fence lines, stumps, and stacked firewood. A colony often settles in those places first, before it ever reaches the house. On properties backing to the Seneca Creek or Muddy Branch corridors, we pay close attention to drainage and low spots that hold water after a storm.
Inside, we work the lowest level of the house: basement walls and sill plates, crawlspace piers and joists, utility and mechanical rooms, and the framing around windows and doors. We tap and probe rather than guess. You get a plain-English report of what we found and what we recommend. If you need a wood-destroying-insect letter for a sale, refinance, or VA loan, our home purchase termite inspection covers the paperwork lenders and settlement companies ask for.
Gaithersburg Neighborhoods We Serve
We serve every part of Gaithersburg: Olde Towne and Summit Hall, Kentlands and Lakelands, Crown, Flower Hill, Washingtonian Woods, Quince Orchard Park, Diamond Farms, Saybrooke, West Riding, Longdraft, and Montgomery Village—across ZIP codes 20877, 20878, 20879, 20882, and 20886.

Year-Round Termite Monitoring for Gaithersburg Properties
Termite protection is not a single visit. It is coverage that stays in place. Sentricon stations watch your foundation line all year long. Your technician services them during the annual inspection, checking for new hits, refreshing bait, and looking again at moisture and grade around the house. The whole point is to catch a new colony at the station instead of at your sill plate.
Plenty of Gaithersburg homeowners bundle termite monitoring with general pest control. That makes it one plan, one bill, and one schedule, with our triannual service visits handling ants, spiders, and the rest. Either way, unlimited free callbacks are included. Spot a mud tube or a pile of wings in April? Call us and we come back out at no extra charge. There are no binding contracts, and you can cancel with 30 days notice.
