Kentlands and Lakelands were built around water. The Kentlands lakes, Lake Varuna and the city-owned Inspiration Lake in Lakelands all sit a short walk from front doors. Add watered lawns, pocket parks, and deep mulch beds kept by the HOA. You get the damp, loose ground odorous house ants love. Their nests stay shallow, just under the mulch and at the edge of the lawn. So every heavy summer storm pushes a colony uphill toward the nearest dry house. In rows of attached homes, that trail can run along the foundation of a whole block before it finds the weak spot.
Slab Townhomes, Garages and Patio Pavers
A big share of Gaithersburg's housing is townhomes and condos, from the 1970s courts around Montgomery Village to the newer rows at Crown. Many sit on concrete slabs with brick or paver patios, sidewalks and alley garages. Pavement ants nest under that concrete. They push up little piles of sand through the joints and come inside through expansion cracks, garage floor seams and the gap where the slab meets the wall. You will often find them in a first-floor powder room or along the garage-to-kitchen door.
A Growing Tree Canopy and Older Wooded Lots
The City of Gaithersburg has a goal of 40% tree canopy by 2030 and is planting native trees across its 28 parks and along its streets. That is good for the city, and it also means more shade, more leaf litter and more mulch rings next to houses. Older wooded lots in Washingtonian Woods, the streets around Bohrer Park at Summit Hall Farm, and homes backing to Seneca Creek State Park already have mature oaks with dead limbs and stumps. That is where carpenter ants and acrobat ants start. When a limb touches the roof or a deck board stays wet, they move from the tree into the house.

The Trail That Shows Up After a Storm
Odorous house ants are the small brown-black ants that march in a line to the sink, the dishwasher, or the pet bowl. Crush one and you get a smell like rotten coconut. They want sugar and water. In Gaithersburg they show up most in late spring and summer, and often the morning after a hard rain floods their nest in the mulch.
One colony can have many queens and several nests linked together. That is why they come back in the same spot year after year. It is also why sprays from the hardware store backfire. Sand Piles Are the Giveaway
Pavement ants are small, dark and slow. They nest in the soil under concrete and brick. As they dig, they carry sand up and drop it in small piles along patio joints, the edge of a driveway, or a crack in the garage floor. They eat almost anything: grease, crumbs, pet food, even dead insects.
Inside, they find the weak spots in a slab. Look at the seam where the garage floor meets the house, around a plumbing line coming up through the floor, or along the baseboard of a first-floor room. On warm days in late spring and early summer, a colony can release a swarm of winged ants all at once. That scares a lot of homeowners into thinking they have termites.
Why You Cannot Just Seal the Crack
Caulking the crack you see pushes the colony to the next one. The nest is under the slab where you cannot reach it. Big Black Ants Near Wooded Lots
Carpenter ants are the largest ants you will see in Gaithersburg, often a half-inch long. They do not eat wood. They chew it out to make room for their nests and leave behind a coarse sawdust mixed with insect parts, called frass. They go for wood that water has already softened: a window sill under a leaky gutter, a deck ledger board, porch posts, or the sill plate over a damp crawlspace. Acrobat Ants: The Ant That Raises Its Tail
Acrobat ants are smaller and often two-toned. When you bother them, they lift a heart-shaped rear end over their back. They nest in wet or rotting wood, hollow tree limbs, and sometimes in foam board insulation behind siding. On Gaithersburg homes we find them around old trim, under siding near overgrown shrubs, and in dead limbs hanging over a roof. They can bite, and they often trail in along utility lines and tree branches that touch the house.

Late Winter and Spring
On the first warm days, carpenter ants nesting inside a heated wall can wake up early. A few big black ants in February or March is a sign the nest is indoors, not outside. By April and May, carpenter ants swarm, odorous house ants start trailing in, and pavement ants get busy under patios as the ground warms.
Summer
Summer is peak season. Pavement ants may swarm on warm days. Odorous house ant colonies are at their biggest, and summer storms flood their nests and push them inside. Dry spells send them in too, this time for water at sinks and tubs. Acrobat ants trail along tree limbs and wires to reach the house.
Fall and Winter
As it cools, outdoor colonies slow down, but ants already nesting in a wall or under a slab keep going in the warmth of the house.
