About Better Termite

Why Damascus Gets More Mice Than Most of Montgomery County

A Town Surrounded by Working Farmland

Damascus is not a suburb with a few fields nearby. It is a small town in the middle of Montgomery County's Agricultural Reserve. Drive a minute or two from the crossroads at Ridge Road, Damascus Road and Woodfield Road and you pass corn, soybeans, hay, horse pasture and barns. Every one of those fields and hedgerows holds mice. When the crops come off in October and the nights get cold, those mice look for the nearest warm building. In Damascus, that is often a garage, a shed or a basement.

Better Termite & Pest Control has worked on rodent problems across the DC Metro area since 1968. We are family-owned and in our third generation. Our team has about 300 years of combined experience and has serviced more than 100,000 homes. Our research team removed 9 of the harshest products common in our industry, and the exterior stations we place are locked and tamper-proof.

When you call, a licensed technician answers and can quote your home on that call. Over 1800+ families have left us reviews on Google. Every ongoing plan includes unlimited free callbacks and no binding contract.

Local Knowledge

What Drives Rodent Pressure in Damascus

93,000 Acres of Agricultural Reserve on Every Side

The Agricultural Reserve covers about 93,000 acres of upper Montgomery County, and zoning there allows roughly one house per 25 acres. That keeps the land around Damascus open: crop fields, grain and feed storage, horse farms, manure piles and long hedgerows between them. For rodents, that is food and cover in every direction. Subdivisions like Sweepstakes, Spring Garden Estates and the lots along Kings Valley Road back straight onto that open ground, so the gap between a field mouse's home and yours can be one fence line.

Three Watersheds Start on Parr's Ridge

Damascus sits around 700 to 850 feet up on Parr's Ridge, and water runs off it three ways. Magruder Branch and the headwaters of Great Seneca Creek drain south. Bennett Creek and Little Bennett Creek drain west toward the Monocacy. The Patuxent drains east, past the woods of Patuxent River State Park, which stretches from Route 27 between Damascus and Mount Airy. Each of those stream valleys is a wooded strip that runs right up to backyards. The Magruder Branch Stream Valley Park and its 3.4-mile trail pass behind homes near Damascus Recreational Park. The same cover that makes the trail pleasant gives mice and rats a hidden path to the houses on either side.

Sheds, Wells and Older Foundations

Most Damascus homes went up between the late 1970s and the early 2000s. Many sit on lots big enough for a shed, a detached garage or a workshop. Many outside the town center also run on private wells and septic systems. That mix matters. Outbuildings full of birdseed, grass seed, pet food and firewood become staging areas a few steps from the house. Well lines, pump wiring and other utility runs add holes through the foundation. Block foundations that have settled for 30 to 45 years open small cracks at sills and corners. A mouse needs a gap about the size of a dime.

Know What You Have

Which Rodent Is in Your Damascus Home?

Deer Mice and White-Footed Mice From the Fields

In most of Montgomery County the mouse in the kitchen is a house mouse. In Damascus we see a lot of deer mice and white-footed mice too, because they live in the fields, hedgerows and woodlots that surround town. They are tan to reddish brown on top with a clean white belly and white feet. A deer mouse has a short, sharply two-toned tail. They like sheds, garages, and cars or mowers that sit all winter. Our guide to deer mice vs. house mice shows the differences side by side.

The difference is not just cosmetic. Deer mice are the main carrier of hantavirus in North America, so droppings in a closed-up shed or cabin should be wetted down and wiped up, never swept dry. Read how likely you are to get sick from mouse droppings before you clean. White-footed mice are also a main host for young blacklegged ticks, which is one reason tick pressure is high on wooded Damascus lots. The white-footed mouse page in our pest library covers how to recognize one.

House Mice and Norway Rats Closer to Town

House mice are gray-brown with a gray belly and a long, nearly hairless tail, and they live their whole lives in and around buildings. Norway rats are much larger, with blunt noses and capsule-shaped droppings. They burrow under woodpiles, sheds, compost and chicken coops, and they follow feed and trash. On a farm or horse property they head for the feed room. Near the town center they find dumpster pads behind restaurants and shops. If you are seeing burrows instead of droppings, our page on rats in Maryland explains what to look for.

Where It Starts

The Harvest Push: When and Where Damascus Rodent Problems Start

October Through December Is the Busy Stretch

Rodent calls from Damascus follow the farm calendar. Through the summer, the fields hold plenty of food and cover. Once the corn and soybeans are harvested and the first hard frosts arrive, that cover is gone almost overnight. Mice that spent the summer in a field start moving toward buildings. They travel along hedgerows, fence lines and the tree lines on Magruder Branch and Bennett Creek. Most homeowners first notice them in October and November. Damascus averages about 31 inches of snow a year, and each cold snap through the winter brings another push.

The Outbuilding Comes Before the House

On a Damascus property the house is usually not the first stop. Mice settle into the shed with the grass seed or the detached garage with the birdseed and dog food. They nest in the barn with the grain and hay, or under a deck next to the firewood. From there it is a short trip to the attached garage, the basement or the crawlspace. That is why our inspection covers the yard and the buildings near the house, not just the kitchen. Moving feed into sealed metal bins and stacking firewood off the ground and away from the walls takes a lot of pressure off the house.

If what you are seeing is runways in the lawn after the snow melts, it may be voles rather than mice. Our comparison of mice vs. voles helps tell them apart. We treat mice and rats, not voles or other wildlife, and we will tell you straight if that is what you have.

Our Approach

How We Handle Rodents on a Damascus Property

Treat the Edge, Not Just the Kitchen

Indoor traps alone do not work for long on a lot that backs to farmland. The mice outside keep refilling what you catch. Our plan puts locked, tamper-proof bait stations on the exterior runways between the yard edge and the foundation, and traps inside where the droppings and gnaw marks are. That way we intercept mice on the way in, not just the ones already inside.

We return at weeks 1 and 3 to read every station. On Damascus properties, activity often shifts from one side of the house to another when nearby fields are cut or plowed. We move stations to follow it. When activity drops, we give you an estimate to seal the gaps we found: well and utility penetrations, garage door corners, dryer and bath vents, and cracks at the sill. We do the sealing after the population falls, not before, so mice are not trapped inside a wall.

Plans and Pricing

Every service we offer is a recurring plan. Rodent control starts at $49/month plus a one-time $200 setup fee on the first visit, with follow-up visits included. Ongoing service keeps the exterior stations working through the next harvest season, and you get unlimited free callbacks between visits. If ticks are also a problem on your lot, our Damascus mosquito and tick program can be added. Read more about our rodent control service, or call 703-683-2000 to talk to a licensed technician.

How It Works

How Rodent Control Works in Damascus

Call and Describe the Property

Call 703-683-2000 and tell a licensed technician what you are finding and what is on the lot: the house, a detached garage, a shed, a barn, a woodpile. You get a quote and a plan on the first call, with no phone tree in between.

78-Point Inspection, House and Yard

Our technician works the foundation, garage, basement or crawlspace and the yard edge with our 78-point checklist. We look for droppings, gnaw marks, rub marks, nesting material and every gap around well lines, utility runs, vents and door sweeps.

Stations Outside, Traps Inside

Locked, tamper-proof bait stations go along the exterior runways between the field or tree line and the house. Traps go inside where the evidence is. Placement follows the trail, not the floor plan.

Return at Weeks 1 and 3

We come back twice in the first month, read every station and trap, and move placements to where the feeding is. On a farm-edge lot the activity often shifts sides of the house, and the follow-ups catch that.

Seal Once Activity Drops

When the stations go quiet, we give you an estimate to close the entry points we documented. Sealing before that point can trap live mice inside a wall, so the order matters.

Ongoing Visits, Free Callbacks

Your recurring plan keeps the exterior stations serviced and includes unlimited free callbacks between visits. No binding contract. Cancel with 30 days notice.
