Mice and Rats in Boyds: Three Kinds of Homes, Three Kinds of Problems

A Railroad Village, New Subdivisions and Farmland in 20841

Boyds started in the 1870s as a camp for the crews building the B&O's Metropolitan Branch. The houses that grew up around that rail line still stand along Clopper Road and White Ground Road. Toward Germantown, Hoyles Mill Village is full of townhomes, and subdivisions like Stoney Creek and Kings Crossing hold newer single-family homes. West of the tracks, it is horse farms and open fields. A mouse problem in a 140-year-old frame house does not look like one in a 2005 townhome, and neither looks like rats in a feed room. We treat each one differently.

Where Boyds Rodents Come From

Hoyles Mill Conservation Park on the East Side

Hoyles Mill Conservation Park covers close to 1,000 acres between the village and Germantown, and it is often described as the largest continuous forest in the county park system. Little Seneca Creek runs through it. For white-footed mice, that is ideal ground: leaf litter, fallen logs and acorns year-round. Hoyles Mill Village and the neighborhoods along the park's edge back right up to that forest. In late fall, mice leave the woods and follow fence lines and landscaping to the nearest foundation.

Little Seneca Lake and the Black Hill Shoreline

To the north, Black Hill Regional Park wraps around Little Seneca Lake. Ten Mile Creek and Cabin Branch feed the lake, and their stream valleys add more brushy cover that runs toward homes. Water, cover and seed-heavy meadows keep rodent numbers high around the park. Homes that face the woods or a meadow edge usually see activity first.

The Rail Line Through the Middle of Town

The MARC Brunswick Line still runs through the center of Boyds. Rail embankments are lined with brush, stone ballast and drainage ditches, and rodents use long, covered strips like that to travel. The older homes along Barnesville Road and Clopper Road sit close to the tracks, so they are among the first buildings rodents reach.

Open Farmland to the West

Much of the land west of the village is part of Montgomery County's Agricultural Reserve, with hay fields, pastures and horse barns. When the fields are cut and the weather turns, field mice lose their cover and food at once. Barns and feed rooms also hold grain all year, which is what draws Norway rats.

Stone Foundations and Open Wall Cavities

The Boyds Historic District is a cluster of railroad-era homes, many with Gothic Revival details, cross gables and bracketed porches. They are beautiful houses, and they were not built to keep mice out. Fieldstone and old brick foundations lose mortar over the decades. Sills shift. Many frame houses from that era were built with wall cavities that run open from the basement to the attic. Once a mouse is inside the foundation, it can climb straight up inside the walls. Porches, Crawl Voids and Rats

Deep front porches are part of the look in the village, and the space under them is dark, dry and seldom checked. Norway rats dig burrows there and along foundation walls, especially near compost, chicken coops or bird feeders. A fresh hole about 2 to 4 inches across, with smooth packed edges and loose dirt in front, is a rat burrow. Newer Neighborhoods

Townhomes and Newer Houses in Hoyles Mill Village and Stoney Creek

Newer Does Not Mean Sealed

Many Boyds subdivisions went up in the late 1990s and 2000s. They have poured foundations and tight siding, so people are surprised when mice still get in. The gaps are smaller and in different places. Mice use the opening where the air conditioner line set enters the wall, worn garage door seals, dryer vents and gaps around the gas and water lines. Shared Walls, Trails and Bird Feeders

In a row of townhomes, a mouse that gets into one unit can travel along shared walls and attic space to the next. Many of these neighborhoods also back to woods, trails or stormwater ponds, so the supply of mice outside does not run out. Bird feeders on decks make it worse, because spilled seed under the deck feeds mice right next to the house. Hanging feeders well away from the house, or bringing them in from November to March, removes that food. If a neighbor is fighting mice too, treating at the same time works far better than one unit at a time.

Farms and Larger Lots

Barns, Feed Rooms and Rural Lots West of the Village

Grain and Hay Bring Rats; Fields Bring Mice

On a horse farm or a lot with a barn, the feed room is the center of the rodent problem. Sweet feed, grain bins and hay give Norway rats a steady food supply, and rats will travel from a barn to a house when it is close. Field mice come in from the pastures and hedgerows when the cold sets in. Two Follow-Ups in the First Month

We return at weeks 1 and 3 to read every station and trap. If the feeding has moved to another wall or another building, the stations move with it.
