Many jurisdictions across Alexandria and Northern Virginia require documented pre-construction soil treatment as part of the building code, and most VA and FHA loans require it as a closing condition for the eventual homebuyer. Even where it isn't strictly required, builders typically include it because the documentation reduces warranty exposure and the treatment is dramatically cheaper to install before the slab is poured than to retrofit afterward. Is soil poisoning the same as a pretreat?

Yes — "soil poisoning" is an older term used to describe a soil application called a pretreat. The work is the same: a termiticide is applied to the soil around the foundation before the slab is poured, creating a treated zone that termites won't cross. Most builders, lenders, and code officials today use "pretreat" or "pre-construction soil treatment," but you'll occasionally still hear it called soil poisoning.
When in the construction process should the treatment happen?

It depends on the option. Soil treatment goes in around the foundation before the home is fully built. Sentricon stations can be installed once the foundation is in place. Borate to the lower framing happens after framing is up but before drywall closes up the walls. We coordinate timing with your superintendent so we're not holding up the schedule.

Every pre-construction treatment is documented in writing — product, rate, applied area, and date — and the paperwork is transferable to the eventual homebuyer at closing, which is one of the things that makes the documentation valuable on the lender side. Specific warranty terms and any add-on coverage (re-treatment, damage repair, or a separate termite bond) are quoted by the sales team based on the treatment type and whether the homeowner picks up ongoing monitoring after closing. Yes — most of our pre-construction work is direct with general contractors, custom builders, and developers across Alexandria and Northern Virginia. We bill the builder, coordinate scheduling through your superintendent, and deliver documentation to your office or directly to closing as needed. We're set up to work the way construction projects actually run.
How quickly can you schedule the treatment? +
For single-home jobs we can usually be on site within a few days of the footer pour — often next-day if the schedule allows. For larger developments we plan further out and work from the project schedule your PM gives us. The constraint is rarely on our end; we'll match whatever pace the construction crew is keeping.
