Why Olney Has a Different Kind of Mouse Problem
A Town Planned Right Up Against the Farmland
Most suburbs grow until they run into the next suburb. Olney was planned not to. Montgomery County’s 1964 General Plan made Olney a “satellite” town, and the 1980 Olney Master Plan kept the upper part of it rural on purpose. Today, northern Olney makes up about two-thirds of the 30,600-acre planning area. It is farmland, pasture and rural open space. More than 91 percent of the homes sit in southern Olney, right up against it.
That layout is great for views. It also means thousands of back fences face a field, a hedgerow or a stream valley. So Olney homeowners do not just get the gray house mouse. They get white-footed and deer mice coming in from the fields every fall. They also get Norway rats around the strip shopping centers at Georgia Avenue and Route 108. Each one needs a different plan.

What Drives Rodent Pressure in Olney
Harvest Time Sends Field Mice Looking for Walls
White-footed mice live in woods, brushy edges and the farmland next to them. The Maryland Department of Natural Resources notes they have two peak breeding times, spring and fall. That fall peak lines up with the worst timing for Olney homeowners. Crops come off the fields, the hedgerows thin out, and nights drop into the 40s. A fresh crop of young mice goes looking for shelter at the same moment. The houses on the first row facing the fields, from the edges of Brooke Manor Farms and Oatland Farm out toward Laytonsville and Brookeville, are the first stop.
Big Lots Mean More Places to Hide
Olney was also built on bigger lots than most of the county. The 1966 master plan cut density on about 11,000 acres of the Hawlings River watershed to half-acre to two-acre lots. Bigger lots come with more sheds, detached garages, woodpiles, compost bins, garden beds, and in some cases barns and feed rooms. Every one of those is a place a mouse can live close to your house before it moves in. Mice don’t travel far from their nest. A shed full of grass seed 40 feet from the kitchen is close enough.
Rats Follow the Food to the Town Center
Norway rats are a different story. They need a steady food supply and soft ground to burrow in. The county’s own master plan describes the Olney Town Center as “a collection of strip shopping centers.” That means restaurant dumpsters, grocery loading docks and drainage swales. That is the kind of setup rats like. So rats tend to be a bigger worry for the townhomes and apartments near the Town Center. Out on the two-acre lots at the rural edge, mice are the more likely culprit.

Which Rodent Is in Your Olney Home?
House Mouse or Field Mouse
The house mouse is plain gray-brown with a thin, mostly hairless tail. It lives its whole life near people. The white-footed mouse looks cleaner: tan or reddish-brown on top, a bright white belly and feet, big black eyes and big ears. Its cousin, the deer mouse, looks almost the same. The biggest giveaway is hoarding. Field mice stash food. You might find a pile of birdseed in a boot, dog kibble behind the dryer, or acorns packed into a drawer or a box in basement storage. They also nest in places house mice skip, like the garage, a stored grill cover, a camper, or the lawn tractor seat.
When It Is a Rat
Rat droppings are about the size of a raisin, blunt on both ends. Mouse droppings look like grains of rice. Norway rats dig burrows next to foundations, under decks and along retaining walls. Look for a hole about 2 to 4 inches across with packed dirt around it. Rats need bigger stations, heavier traps and more bait than mice. What Pulls Rats Onto Residential Streets
Rats that start behind a shopping center do not stay there. Once a group grows, young rats spread out. They follow drainage ditches, fence lines and the shrubs along the backs of townhome rows. What keeps them on your lot is simple: trash cans with loose lids, pet food left on a patio, fallen fruit, bird feeders, and compost piles with kitchen scraps. A dog bowl left out overnight can feed a rat for days.

What Montgomery County Law Says
Rat control is the property owner’s job in Montgomery County. Chapter 39 of the County Code makes it unlawful to let a property become infested with rats, or to keep it in a condition that feeds a rat problem. If an inspector finds rats, the owner or tenant gets a written notice with a deadline. If the owner does not deal with it, the county can exterminate and bill the owner. Handling it early with a licensed company is cheaper and quieter than waiting for a notice.

How We Handle Rodents on an Olney Property
Inspect, Bait, Read the Data, Then Seal
Every job starts with our 78-point inspection. We figure out which rodent you have, where it nests, and how it gets inside. On Olney homes, common entry points are gaps where AC lines and hose bibs go through the wall, worn garage door seals, open weep holes in brick fronts, and the space under decks where the ledger board meets the house. Field Mice, Droppings and Ticks
Clean Up Droppings the Right Way
Field mice are more than a nuisance. The CDC lists the deer mouse and the white-footed mouse among the North American rodents that can carry hantavirus. Cases are rare, but the virus spreads through dust from dried droppings, urine and nests. That is why the CDC’s cleanup steps matter most in the places field mice like: sheds, garages, basement storage rooms and a camper that sat all winter.
Air the space out for 30 minutes first. Wear rubber or plastic gloves. Soak the droppings and nest with 1 part bleach to 9 parts water, or an EPA-registered disinfectant, and let it sit 5 minutes before wiping. Never sweep or vacuum dry droppings. The Mouse Behind Lyme Disease
The white-footed mouse is also the main animal reservoir for the bacteria that cause Lyme disease in the United States. Young blacklegged ticks pick up the bacteria by feeding on infected mice. Olney yards along the Reddy Branch and Hawlings River valleys have both. So cutting back field mice around your house also helps with ticks.
