Why Rockville Sees Rodent Pressure All Year
Three Watersheds Feed Rodents Into Rockville Neighborhoods
Most Montgomery County towns sit in one watershed. Rockville drains into three: Cabin John Creek, whose headwaters begin inside the city, Rock Creek, and Watts Branch. All three eventually reach the Potomac. On the ground, that adds up to a lot of stream valley for a city this size. Rock Creek Stream Valley Park, Watts Branch Stream Valley Park, and the Cabin John corridor all push shaded, damp, sheltered ground deep into residential Rockville.
Those wooded buffers are good for the watershed. They are also nonstop rodent habitat. They offer food, cover from predators, and a direct line to the nearest foundation. Homes backing onto stream valley parkland in Woodley Gardens, Rockcrest, Potomac Woods, and Fallsmead see the steadiest pressure. A heavy rain floods burrows and pushes rodents toward garages and crawl spaces.
A Housing Stock Old Enough to Have Gaps
The median Rockville home was built in 1979, and whole neighborhoods run much older. Twinbrook was platted in 1946, and its first Cape Cods were ready for buyers in 1948. The streets there are still named for World War II battles: Okinawa, Coral Sea, Ardennes, St. Lo. Builder Joseph Geeraert put up roughly 1,500 homes across Twinbrook and Twinbrook Forest. Lincoln Park, the city's historic neighborhood between Twinbrook and King Farm, is older still.
Seventy-odd years of settling does predictable things. Mortar joints crack. Crawl space vents rust through. Sill plates shift a fraction of an inch. Garage door gaskets flatten out. Utility gaps that were caulked in 1972 are not sealed anymore. A house mouse gets through an opening the size of a dime, so none of these gaps have to be big to matter. Rockville's newer homes are not exempt either. Roughly 18% went up between 2000 and 2009, and those are now old enough for seals and gaskets to start failing.

Rockville Pike and Rockville Town Square pack a lot of restaurants into a few blocks, and the Pike District keeps that density running north toward Twinbrook. Restaurant waste feeds Norway rat populations, and those rats do not stay put. They spread into the surrounding residential streets, especially where an alley, a storm drain line, or a stream corridor gives them a route. A home within a few blocks of these corridors faces a different rodent problem than one backing onto parkland. The treatment plan should reflect that.

Signs You Have a Rodent Problem in Rockville
Most Rockville homeowners notice the droppings first. They are small, dark, and pointed at the ends, and they show up in pantries, under sinks, along garage walls, or behind the washer. How Mice Get Into Rockville Homes
A mouse does not chew through brick. It finds the opening that is already there. In Rockville homes, the same few entry points come up over and over:
- Garage door gaskets. The rubber sweep flattens and curls at the corners after a decade or two. That leaves a gap at each end, and the garage becomes the way into the rest of the house.
- Utility and HVAC penetrations. Where the AC line, gas line, dryer vent, or hose bib passes through the wall, the original seal has usually failed. These are the entry points we find most often in mid-century Rockville homes.

Why Hardware-Store Traps Usually Fail
Nearly every Rockville homeowner who calls us has already tried something from the hardware store. It catches one or two, then the activity keeps going. Here is what goes wrong:
- Traps go where the droppings are, not where the rodents run. Droppings pile up where rodents stop to feed. The route they run along the wall is where a trap actually works.
