About Better Termite

Which Ants Are Getting Into Your Boyds Home?

The Answer Depends on Which Side of the Tracks You Live On

Boyds packs a lot of different land into one small ZIP code. The village around the MARC station has wood-frame houses from the late 1800s with deep porches and old sills. To the east, Hoyles Mill Village and Kings Crossing are rows of newer townhomes and single-family houses with paver patios and fresh mulch. To the west and north, the Agricultural Reserve takes over, with hay fields, horse barns and fence lines that run for miles. Each one of those settings brings in a different ant.

An old porch in the village pulls in carpenter ants. A slab townhome draws pavement ants and odorous house ants. A farm gets field ant mounds in the pasture and carpenter ants in the barn sills. We sort out which one you have first, because the fix for each is different.

Better Termite & Pest Control is family-owned and has handled ants across Montgomery County and the DC area since 1968. When you call, a licensed technician picks up and gives you a quote on the spot. Ant plans start at $49/month, and more than 1800+ reviews from local homeowners show how it tends to go.

Local Ant Pressure

What Keeps Ant Colonies Busy Around Boyds

Hardwood Slopes Along Little Seneca Creek

Hoyles Mill Conservation Park and Black Hill Regional Park put thousands of acres of oak, poplar and hickory forest right on the edge of Boyds. Little Seneca Creek, Ten Mile Creek and Cabin Branch keep the low ground damp. Fallen limbs, hollow trees and old stumps are where carpenter ant and acrobat ant colonies grow for years before they ever reach a house. A mature colony sends out satellite nests, and the closest wet board on a home that backs onto the woods is an easy pick.

Pasture, Hay and Hedgerows in the Agricultural Reserve

Much of the land around Boyds is protected farmland. Open, sunny ground is where field ants and cornfield ants do best. They build dirt mounds in pastures, along fence rows and at the edges of gravel lanes. Cornfield ants also tend aphids on garden plants and crops for their sweet honeydew. These ants mostly stay outside, but a lot that is half lawn and half field gives them plenty of room to spread toward the house.

Stormwater Ponds and Watered Lawns in the Newer Subdivisions

The newer neighborhoods have their own setup. Stormwater ponds, irrigation systems and thick mulch beds keep the soil near the foundation moist all summer. Odorous house ants love that. After a heavy rain floods their nests, they often move inside in large numbers, which is why indoor ant trails often show up right after a summer storm. Our guide to keeping ants away covers the yard changes that help most.

The Historic Village

Carpenter Ants in Boyds' Railroad-Era Homes

Porch Posts, Sills and Old Window Sashes

The houses along Clopper Road and White Ground Road were built more than a century ago, many by local carpenters using solid old lumber. That wood has lasted, but it has also been through a lot of wet winters. The trouble spots are the same on almost every old house: the base of porch posts, the porch floor where it meets the house, window sills, and the trim under gutters that overflow. When water sits in that wood long enough, it softens. Carpenter ants move into the soft wood and dig galleries in it.

Daren, one of our technicians, sees this all the time. He has treated homes where carpenter ants kept returning for years, and the cause was water running behind the trim because the flashing was put in wrong. His rule is simple: until the moisture is fixed, the ants will keep coming, no matter how much product goes down. The ants do not cause structural damage on their own. The rot does.

What to Watch For

Large black ants inside at night, especially in spring. Little piles of shredded wood and insect parts below a window or along a baseboard. Winged ants near a door in April or May. Our guide to signs of carpenter ant damage shows what each clue looks like. We treat the nest and the wall voids around it, then walk you through the soft spots so you can decide how to repair them in a way that suits an older house. More on our carpenter ant page.

Farms and Acreage

Field Ant Mounds and Barn Sills on Boyds Farms

Mounds in the Pasture Are Usually Fine

If you own a few acres off Clarksburg Road or out toward Barnesville, you have probably seen low dirt mounds in the grass. Those are most often field ants. They are medium-sized, often black or gray with a silky sheen, and they nest in open, sunny ground. Mounds far out in a pasture pose little risk to the house itself. The ones to treat first are mounds against the foundation, under a walkway, beside a play set, or in a garden bed you work in every week. Field ants bite when disturbed, and those mounds put them right where your family walks. Our page on field ants explains how to tell them apart from the ants that do move indoors.

Fence Posts, Woodpiles and Barn Framing

The bigger issue on farm properties is wood touching soil. Split-rail fences, old fence posts, firewood stacked against a shed, and barn sills sitting on damp ground all rot from the bottom up. Carpenter ants and acrobat ants nest in that wood, and from there they forage toward the house. Keep firewood off the ground and away from the house, and mention any barn, shed or detached garage close to the home when you call. Your quote will spell out which buildings are covered.

Newer Neighborhoods

Kitchen and Patio Ants in Hoyles Mill Village and Kings Crossing

Soil Piles Along the Walk Mean Pavement Ants

Many of the townhomes and newer houses in Boyds sit on slabs with paver patios, concrete walks and attached garages. Pavement ants nest in the sand under all of it. You see them as small piles of soil in the paver joints or along the edge of the driveway in spring. They get indoors through the seam where the slab meets the wall, the garage door seal and gaps around plumbing. Store baits on the patio rarely reach the whole colony. See our pavement ant page for more.

Tiny Ants on the Counter Usually Come From the Mulch

The small dark ants marching to the sink or the dog bowl are usually odorous house ants. Their nests are outside in mulch, under landscape stones and beneath the edges of decks, and one colony can have many queens. Spraying the trail you see makes the colony split and set up new nests, so one trail can turn into three. Our non-repellent treatment lets the workers carry the product home instead. Read more about odorous house ants.

Ants in One Room, Water in Another

In a multi-level townhome, ants on the main floor can be fed by a leak upstairs. Cracked grout or worn caulk around a tub lets water seep into the wall, and ants nest in the damp space. Our technicians check bathrooms above and beside the rooms where ants show up. If you hear faint rustling or find ants coming out of outlets or baseboards, our guide to ants in the walls covers what that means.

Your Plan

What a Boyds Ant Plan Includes

We do not sell one-time ant sprays. Your plan runs $49/month plus a one-time $200 setup fee on the first visit. After that first treatment, we come back three times a year, and any time ants show up between visits, the callback is free. There is no binding contract.

A few changes on your end make the treatment last longer:

  • Pull mulch away from the siding. Leave a few inches of bare ground or stone along the foundation instead of adding a new layer every spring.
  • Fix wet wood on older homes. Porch post bases, sills and trim under gutters are where village carpenter ants start.
  • Get wood off the ground. Firewood, old fence rails and scrap lumber near the house become nests.
  • Trim limbs off the roof. Branches from the woods behind the house give ants a bridge onto the roofline and into gaps under the eaves.

Ants are covered in our Boyds pest control plans along with spiders, crickets and other crawling pests. Mice in the walls are a separate problem with their own plan; see Boyds rodent control. Not sure if the winged insects in your window are ants? Compare them with our guide to winged ants vs. termites, or call 703-683-2000.

How It Works

How Ant Control Works in Boyds

Describe the Ants on the Phone

Call 703-683-2000. A licensed technician asks how big the ants are, where you see them, what time of day, and whether you live in the village, a newer subdivision or on acreage. Most of the time we can tell you the likely species and a plan on that call.

Look for the Water, Then the Ants

Our 78-point inspection covers porch framing, sills, window trim, gutters, downspouts, mulch beds, patio joints, stumps and woodpiles. Damp wood and soaked soil tell us where the nest is more often than the ants do.

Treat Where the Colony Lives

We use non-repellent products the ants cannot detect. Workers walk through them, carry them home and pass them to the rest of the colony, including the queens. Inside, we treat voids, cracks and trails. Outside, we treat nest sites and the foundation line.

Three Visits Every Year

Ant coverage fades after a few months outdoors. Triannual service keeps it working from the first warm March days through the fall, when colonies are most active.

Callbacks Cost You Nothing

If ants show up between visits, call and we return to retreat at no added charge. No binding contract; cancel with 30 days notice.
