About Better Termite

Rat and Mouse Control for Oxon Hill, MD 20745

Creek valleys on one side, shopping centers on the other, and your house in between

Most Oxon Hill rodent calls start the same way. Somebody takes the trash out after dark and something big runs under the carport. Or there is chewing inside the kitchen wall at 2 a.m., and nobody in the house wants to go downstairs alone anymore.

Oxon Hill is hilly, wooded, and busy. Henson Creek and Oxon Run cut deep green valleys behind whole streets of brick ramblers and split-levels. Then there is Eastover at the DC line, Rivertowne, and the restaurants and outlets at National Harbor, all with dumpsters out back. Rats live in the creek banks and eat from the dumpsters. Mice move through the garden apartments and townhouse rows. Your house is often right between the two.

We are Better Termite & Pest Control, a family company working in the DC area since 1968, with 1800+ reviews from customers. Your call goes straight to a licensed technician, not a call center. There is no binding contract, and if rodents show up between visits, the callback is free, as many times as it takes.

Why Rats Do So Well in Oxon Hill

Rats need three things: water, cover, and food. Oxon Hill has all three within a few blocks of almost every house.

Water and cover: the stream valleys. Henson Creek runs through the south side of Oxon Hill on its way to the Potomac, with a 5.5-mile hiker-biker trail beside it. Oxon Run winds along the DC line before it empties into Oxon Cove, where a 512-acre park sits on the river floodplain. Those valleys are thick with brush, fallen trees, and soft banks. That is ideal ground for Norway rats, which dig their burrows in loose soil near water and travel out at night to eat.

Food: the commercial strips. Eastover Shopping Center has been at the DC line since the 1950s. Rivertowne went up in the 1980s. National Harbor added hotels, MGM, the Tanger Outlets, and dozens of restaurants along the river. Indian Head Highway and Oxon Hill Road connect all of it. Every one of those places puts out grease and food waste, and rats will travel to it every night.

Hiding spots: older homes on sloped lots. Most homes here went up between the 1940s and the early 1990s. Many sit on hillsides, with part of the basement wall exposed on the downhill side, a carport slab, a stoop, or a retaining wall. Rats dig under all of them. And after 50 or more years, the gaps around pipes, wires, and vents on an older house are big enough to let mice walk right in. Our guide to rats in Maryland covers which species you are likely to see.

Rats

Norway Rats Along Henson Creek and Oxon Run

If your back fence looks down into the woods, rats are not a matter of if. They are a matter of how close. In Oxon Hill it is almost always the Norway rat, the big brown rat that lives on the ground. It digs. Burrows usually show up where the soil is loose and something sits on top: the edge of a carport slab, under the back stoop, beside a shed, along a fence line, or under a pile of firewood or brush near the woods.

Signs to look for

  • Burrow holes about the size of a fist, often with fresh dirt fanned out in front.
  • Worn paths in the grass between the woods and your trash cans or bird feeder.
  • Greasy smudges low on the foundation or a garage wall, left by fur rubbing on the same path night after night.
  • Large droppings, around half an inch, thick and dark. Our rat droppings guide has photos to compare against.

Why your neighbors matter

One rat colony can feed and nest across a whole block. That is why the Prince George's County Health Department's rat checklist tells residents that every neighbor has to pitch in. When one yard on the street has overflowing cans or a brush pile against the fence, it keeps sending rats to the yards around it, yours included. Being right on the DC line does not help either. The District runs its own rat program, but it stops at the county line. Rats do not.

Mice

House Mice in Glassmanor, Townhouse Rows, and Condos

A lot of Oxon Hill lives in attached homes. Glassmanor's garden apartments near the DC line, the townhouse communities off Oxon Hill Road and Indian Head Highway, Rosecroft Village, and the newer condos and townhomes at National Harbor. In all of them, the rodent you are most likely to find is the house mouse: small, dusty gray-brown, and able to nest and raise litters indoors through every season.

Attached homes have one problem a detached house does not. The firewall between units is not always fully closed, especially in older buildings. Mice slip through those openings and follow shared pipe and wire runs from unit to unit. A clean, careful household can still end up hosting the mice from two doors down. A lot of people first hear them in the wall before they ever see one; if that sounds like you, read about mice in the walls but not in the house.

How we handle a townhouse or condo

We place bait along the routes the mice use inside your home, look over the exterior, and flag openings you or your HOA should close. Watch the timeline. A small problem that is still alive six or seven months on is almost always being fed by another unit. Fixing that means the whole building or row has to seal up, which takes neighbors and sometimes the HOA. We will be honest with you when that is the situation.

Entry Points

How Rodents Get Into a Hillside Rambler or Split-Level

The opening does not have to be big. Our technician Daren puts it this way: if the tip of your pinky slides into it, roughly the size of a dime, a mouse fits. For a rat, think the width of your thumb. Read more on how small a hole a mouse can fit through. On every exterior check, he starts at the same places:

  • Pipe and wire holes. The most common way in, by far. A plumber, HVAC crew, or utility worker drills or opens a hole, and the sealant around it never gets put back.
  • Garage door sweeps. The rubber strip along the bottom dries out and pulls up at the corners. On a split-level, a mouse in the garage is one step from the family room.
  • Abandoned cable runs. An unused cable or phone wire dangling from the siding usually enters through a hole much wider than itself.
  • Brick weep holes and crawl vents. Tiny openings at the bottom of the brick, and screens under an addition or sunroom that have rusted through.
  • The downhill wall. On a sloped lot, the exposed basement wall and the edge of the carport slab are where rats like to dig and where gaps hide behind shrubs.

There is always a gap you cannot find, so sealing alone rarely ends it. That is why we pair any sealing advice with baiting, and why the baiting does most of the work.

Rodent Control

What Oxon Hill Rodent Control Looks Like With Us

By the time most Oxon Hill homeowners call, they have already bought traps at the hardware store. The traps catch a mouse or two, the house is quiet for a few weeks, and then fresh droppings turn up on the counter. Catching a few is easy. Ending it takes steady work after the first catches.

Our first visit starts indoors, at the heaviest activity. We figure out what the rodents have been eating, whether that is a dog bowl left down overnight, a bird seed bag, or grass seed stored in the garage, and we tell you what to move. Then the bait goes in, mostly on the lowest floor of the house, because that is where it pays off. Rats inside get snap traps. Rats outside get locked stations by the foundation and the burrows.

On the early follow-up we read the stations, see how much bait is gone, and move things around. After activity stops, the schedule drops to three service visits each year. Anything between those visits is a free callback.

Plans start at $49/month, plus the $200 setup fee at the first visit. We also have an in-house research team that vets our products; it has cut 9 of the harshest products still common across the industry. If roaches, ants, and spiders are part of the picture too, look at our Oxon Hill pest control plans.

How It Works

How Our Oxon Hill Rodent Service Works

Call a Licensed Technician

Tell us what you are seeing: droppings under the sink, a hole by the carport, noise in the ceiling at night. The person who answers is a licensed technician. They can usually tell from your description whether it is mice or rats, and they quote your Oxon Hill home on that first call.

Track the Food and the Way In

Indoors, we look for the spots with the most droppings and whatever food they have found. Outdoors, we circle the house checking pipe and wire holes, the garage door sweep, weep holes, crawl space vents, dead cable lines, and the downhill side of the foundation.

Mice Get Bait, Indoor Rats Get Traps

For mice, locked stations with bait are placed along their runs. A rat inside the home is caught with a snap trap instead, so it cannot crawl off and rot in a wall. Outdoor stations line the foundation, fence lines, and any burrows we find.

Check the Stations and Move Them

On the follow-up we see how much bait was taken and shift stations toward the heaviest activity. The number of follow-ups depends on how bad things are at the start.

Triannual Service and Free Callbacks

When the house has gone quiet, service settles into three visits per year to inspect and refill each station. Any sign of rodents in between, you call and the return trip costs nothing. Nothing binds you; 30 days notice ends the plan.
