In Brandywine, a brand-new townhome can sit a few hundred yards from a working field and a state forest. That is the whole rodent story here. Field mice and white-footed mice live in that farmland and along the Cedarville State Forest edge all year. Every fall the fields get cut and the nights get cold. Then the mice look for the nearest warm building. Most Brandywine calls start the same way: droppings behind the pantry, a chewed bag of dog food in the garage, or scratching overhead after dark.

Why Brandywine Homes Get Rodents
Three things drive rodent pressure in Brandywine. They are not the same three you would find in an older suburb closer to DC.
Farm and forest habitat right at the property line. Cedarville State Forest covers 3,510 acres just southeast of town. It sits at the head of the Zekiah Swamp, the largest freshwater swamp in Maryland. North and east of that, much of southern Prince George's County is still farm ground. The Merkle Wildlife Sanctuary and the Patuxent River add more cover. That is prime habitat for white-footed mice and other field mice. They live outdoors until their cover is gone. Then they come inside. Lots that back to woods on Cedarville Road, or to open field on Brandywine Road, see this every fall.
Constant new construction. Brandywine has been building since Brandywine Crossing opened in the early 2000s. Timothy Branch, Villages of Savannah, and the Greens at Chaddsford have all added homes in recent years. Grading a new section pushes out whatever was living in that ground. Those rodents move into the finished homes next door. A new house is no protection. One unsealed pipe opening or a gap under a garage door is all it takes. And in a townhome row, shared pipe and wire gaps let a house mouse move from unit to unit without ever going outside.
The US 301 commercial corridor. The restaurants, grocery, and shops along US 301 at Brandywine Crossing put out food waste every day. That feeds Norway rats around the dumpsters and loading areas. Rats do not stay put. They follow drainage lines, tree lines, and fence rows into the streets behind the strip. Sheds, wood piles, chicken coops, and stored feed give them cover the rest of the way to your foundation.

Signs of a Rodent Problem in Your Brandywine Home
The first sign is almost always droppings. They are small, dark, and pointed at the ends. You find them in a pantry, under the kitchen sink, in a garage corner, or on top of the water heater. After that come other signs. Scratching in the ceiling or walls after dark. Chewed food packaging. Shredded paper or insulation pulled into a nest. Greasy rub marks along baseboards and pipes where rodents take the same path every night.
In Brandywine the timing is easy to predict. Activity climbs from October through March. It climbs fastest on lots that border fields, woods, or an active build site. Rodents are more than a nuisance. They chew wiring, which is a fire risk, and they soil the surfaces you cook on. One female house mouse can have up to 10 litters in a year. Our Four-Step Rodent Protocol
The order matters as much as the products. Here is what we do on a Brandywine home:
- Step 1: 78-point inspection. We map entry points, droppings, and travel routes. In Brandywine we look hard at garage thresholds, crawl space vents, HVAC and dryer openings, pipe gaps in shared townhome walls, and the seam where mulch beds or field edge meet the foundation.
- Step 2: stations outside, traps inside. Tamper-proof bait stations go outside along the routes we found. Inside we mostly use snap traps. That keeps rodents from dying in your walls or attic, which matters most in a shared-wall townhome.
- Step 3: follow-up at week 1 and week 3. We check every station and trap, replace bait, and move them toward the real activity. The bold rodents go first. The cautious ones are what the second and third visits are for.
- Step 4: exclusion, then triannual maintenance. Once the traps show the numbers are down, we seal the entry points. Then three visits a year keep the stations fresh and catch the next wave early. That is the part that matters on a lot backing to woods or field.

Why Hardware-Store Traps Usually Fall Short
Most people try a few snap traps or a bait pack before they call anyone. That catches a mouse or two. It rarely ends the problem. The reasons are always the same:
- Placed where you saw droppings, not where rodents travel. Droppings pile up where rodents stop to feed. Traps work where they run, along walls and pipe runs.
- Too few of them. A Brandywine house backing to woods or open field can need eight to twelve outdoor stations. Three traps under the sink will not do it.
- No second round. One pass takes the bold rodents and leaves the rest breeding. The week-1 and week-3 visits are what finish the job.
- Sealing too early. Caulking every gap while rodents are still inside traps them in the walls. Sealing has to come after the numbers drop. That is why we time it off the trap checks.

- Single-family subdivisions (Villages of Savannah, Brandywine Crossing area). Homes built from the 1990s on, many on lots that still border woods or field. Garage thresholds, pipe openings, and mulch beds against the foundation are the usual ways in.
- Established neighborhoods (Brandywine Heights, Gwynn Park, Boniwood). Older single-family homes with more settling, more crawl space, and more stuff stored outside. Foundation seams and crawl vents get the most attention here.
- Acreage and rural properties along Brandywine Road, Cedarville Road, and out toward Baden and Aquasco. Barns, detached garages, sheds, and stored feed are rodent habitat on their own. On these properties we treat the outbuildings along with the house. Otherwise the house never stays clear.
- Homes backing US 301 and the commercial strip. Norway rats push in from the dumpsters and loading areas. We add more outdoor stations and work the drainage and fence lines that connect the two.
