About Better Termite

Ant Control for Oxon Hill, MD 20745

Hillside lots, 50-year-old wood trim, and the woods at the back fence

Most ant calls from Oxon Hill sound like one of two stories. Either a line of tiny ants has taken over the kitchen counter and the store-bought spray only made it worse. Or big black ants keep turning up on the family room floor, and in spring a few of them had wings.

Both stories have local roots. A lot of Oxon Hill is built on slopes, with brick ramblers and split-levels stepping down toward wooded creek valleys. Those homes are now 40 to 80 years old, and the wood on them, the fascia, window trim, and porch posts, has had decades to soak up water. Then there are the garden apartments in Glassmanor, the townhouse rows, and the condos at National Harbor, where one ant colony can spread through shared walls.

We are Better Termite & Pest Control, a family company serving the DC area since 1968, with 1800+ reviews from customers. Our office is on Duke Street in Alexandria, just across the Wilson Bridge. When you call, a licensed technician answers, not a call center. There is no binding contract, and if the ants come back between visits, the callback is free.

Local Ant Pressure

Why Ants Find Oxon Hill Homes So Easily

Ants need three things: a damp place to nest, a steady food source, and a short trip between the two. Oxon Hill puts all three close together.

The creek valleys hold the parent colonies. Henson Creek runs through the south side of town beside its 5.5-mile trail, and Oxon Run winds along the DC line. The wooded slopes above both are full of fallen trees, stumps, and damp leaf litter. That is where large carpenter ant colonies live. When a street backs onto that woods, the ants do not have far to go to find your siding.

Sloped lots trap water against the house. On a hillside, rain runs downhill toward the foundation. Many homes here have a partly exposed basement wall, a carport slab, or a timber retaining wall holding back the yard. Old railroad-tie and landscape-timber walls stay wet, rot from the inside, and make a ready-made nest. The downhill side of the house is usually the dampest, and that is often where the ants come in.

Older trim and newer shared walls. Most homes went up between the 1940s and early 1990s. After that long, gutters overflow, flashing fails, and water runs behind the trim instead of over it. That soft wood is what carpenter ants are looking for. Meanwhile, attached housing gives smaller ants a highway: pipes, wiring, and gaps between units.

Carpenter Ants

Carpenter Ants in Oxon Hill's Ramblers and Split-Levels

Carpenter ants do not eat wood, and they rarely start the damage. They move into wood that water has already softened and carve it out to make room for the nest. On a 1960s brick rambler in Oxon Hill, the usual spots are the fascia boards under a gutter that overflows, the trim around old windows, the band joist above a damp basement, and the posts on a back porch or deck.

What our technician Daren tells homeowners

One of the worst carpenter ant houses Daren handled had rotted trim and fascia all the way around, because the flashing sent rainwater down behind the wood instead of over it. The family wanted the ants sprayed and gone. His answer is the same every time: until that wet or rotted wood is replaced, the ants keep coming back, no matter how much product goes down. He has also found carpenter ants nesting for a while in clogged gutters and in deep mulch while they look for rotted wood to move into.

Signs to look for

  • Large black ants indoors, often at night, near a window, bathroom, or the side of the house that faces the woods.
  • Small piles of debris that look like sawdust mixed with insect parts, under trim or a window sill. Our guide to signs of carpenter ant damage has photos.
  • Winged ants in spring coming out of a wall or ceiling. These get mistaken for termites; see carpenter ants vs. termites to tell them apart.

On every carpenter ant job we look for the moisture first, treat the nest and the trails with a non-repellent material, and show you exactly which boards or leaks need repair. More on the species is on our carpenter ant page.

Apartments, Condos & Townhouses

Tiny Ants in Glassmanor Apartments, Townhouse Rows, and National Harbor Condos

In a detached house, a kitchen ant trail usually leads outside. In an apartment, condo, or townhouse, it often leads into the wall, and from there into the unit next door. Two ants cause most of this in Oxon Hill.

Odorous house ants

These are small, dark brown to black, and smell like rotten coconut when crushed. They nest under mulch, stones, and slabs outside and inside wall voids, and they come in for sweets and water. They have many queens per colony, so killing the trail you can see does not end it. Our odorous house ant page covers how to spot them.

Pharaoh ants

Pharaoh ants are even smaller, about 1.5 to 2 millimeters, and pale yellow to light brown. They live indoors all year in warm spots inside walls, behind cabinets, and near water heaters, so they show up in winter when other ants are quiet. They are the ant that most often gets worse after a spray. A repellent spray makes the colony split into several smaller ones that move to new rooms or neighboring units.

That is why we use non-repellent products indoors. The ants do not avoid it, so they carry it back and share it with the queens. In a multi-unit building, we will also tell you if the source is in another unit, because then the building, landlord, or HOA has to be part of the fix.

Moisture

When the Ants Show Up Tells Us Where They Come From

One of the first things we ask on the phone is when you started seeing ants. The answer narrows the search fast.

  • Right after heavy rain. Water floods shallow nests under mulch, landscape stone, and the carport slab. The colony moves up and into the house. On a sloped lot, check the downhill wall first.
  • During a dry spell. In a hot, dry stretch of July or August, ants come inside for water. Sinks, tubs, the dishwasher, and the line to the fridge are the targets.
  • Same room, every year. If the ants always come back to one spot, something there is wet. A slow plumbing leak or a soft piece of wood is likely.

The leak nobody thought to check

Daren once had a house where the ants kept returning to the kitchen no matter what was tried, and he brought in another senior technician to help. The answer was upstairs. The grout around the bathroom tub had cracked, and water leaking down was keeping the ants in the kitchen right next to it. Since then, a cracked tub or shower surround is one of the first things he checks. If your ants keep coming back to a bathroom, read about ants in the bathroom.

Leaf litter and mulch

Oxon Hill's mature trees drop a lot of leaves, and they pile up against the brick on the uphill side and in window wells. Thick leaf litter and mulch that gets topped off every year keep the ground damp and give ants a place to nest right against the wall. They also keep an exterior treatment from reaching the soil. Raking a strip clear along the foundation makes a real difference. Our guide on how to keep ants away lists more fixes.

How It Works

How Our Oxon Hill Ant Service Works

Talk It Through With a Licensed Tech

Tell us where the ants are, how big they are, and when they showed up. Right after a hard rain? In a dry spell? Only in the bathroom? Those answers point to the species and the cause, and you get a quote for your Oxon Hill home on that first call.

78-Point Inspection, Inside and Out

We follow the trails back toward the nest and look for what is feeding them: soft trim and fascia, a leaking tub surround, timber retaining walls, clogged gutters, and mulch or leaf litter piled against the brick.

Non-Repellent Treatment at the Colony

Inside, we treat cracks, crevices, and voids along the trails with non-repellent products the ants cannot detect. They carry it back and share it through the nest, so the colony dies at the source instead of splitting into new ones.

Exterior Barrier Around the House

We treat a band around the foundation and work the spots ants use on a sloped Oxon Hill lot: the downhill basement wall, carport and stoop edges, the base of retaining walls, door thresholds, and weep holes.

Three Visits a Year and Free Callbacks

After the first service, we come back three times a year. If ants turn up between visits, call and we come back at no charge. There is no binding contract; 30 days notice ends the plan.
