La Plata is the Charles County seat, but drive five minutes in almost any direction and you are looking at soybean fields, woodlots, and old tobacco barns. That edge is where most of our La Plata rodent calls come from. Mice spend the summer out in the fields and hedgerows. When the crops come off and the nights turn cold, they head for the closest warm building. Often that is your detached garage, your shed, or the basement of a home that backs up to open land.
The rodent problem here is a little different from a townhouse row up Route 301. You are more likely to find white-footed or deer mice in a shed than house mice in a shared wall. And rats tend to show up where there is easy food: chicken feed, bird seed, compost, and trash cans by the garage. That changes where we look and how we set up your plan.

Why La Plata Rodent Pressure Follows the Farm Calendar
Thousands of Acres of Grain Right Outside Town
Charles County still farms a lot of ground. The USDA's 2017 Census of Agriculture put the county's top crops at about 8,842 acres of soybeans, 5,203 acres of wheat, and 4,936 acres of corn for grain (USDA NASS county profile). Grain fields feed and shelter field mice all season. Once the combines go through in the fall, that cover disappears fast. Homes on the edge of town, along the rural roads, and in neighborhoods that back up to open fields see the push first, usually starting in October.
Old Barns, Outbuildings, and Bigger Lots
La Plata was farmland and tobacco ground for more than two centuries before the town was incorporated in 1888. Tobacco was the county's main cash crop for over 300 years, and weathered curing barns still stand on properties around town. A lot of La Plata homes sit on larger lots with a detached garage, a shed, a woodpile, or an old barn. Every one of those is a place for mice to nest before they ever get to the house. They also hide the early signs, so by the time someone hears scratching in the kitchen ceiling, mice have often been in the garage for weeks.
New Construction Is Turning Over Open Land
La Plata is growing west of US 301. Pinegrove (formerly Heritage Green) is planned on about 1,021 acres between the CSX tracks and Agricopia, and the Villages at Rosewick are planned off Rosewick Road. Clearing and grading open ground disturbs the mice and rats that were living in it. Homes next to active construction and brand-new homes on former farmland often deal with rodents in their first year or two, even though the house itself is tight.

We see three main rodents in La Plata, and each one points to a different source. Knowing which one you have tells us where to look for the way in.
White-Footed and Deer Mice: The Field-Edge Mice
These are the mice people mean when they say "field mice." They have a brown back, a bright white belly and feet, and big eyes and ears. They live along wood lines, fence rows, and brush piles, and they move into sheds, garages, campers, and crawl spaces in the fall. On lots near farmland they are often the first rodent we find. House Mice: The Year-Round Indoor Mouse
House mice are plain gray-brown and live inside buildings year-round once they get in. They are the main mouse in older in-town homes near downtown and in the 1960s and 1970s homes around Willow Lane and Radio Station Road, where decades of utility work have left gaps around pipes and wires.
Norway Rats: Where There Is Easy Food
Norway rats are ground burrowers. Around La Plata they settle in where food is easy: chicken coops, spilled feed, bird feeders, compost bins, and trash cans stored beside the garage. Rural Lots
Garages, Sheds, and Barns: Where La Plata Rodent Problems Start
On a small lot in a dense suburb, mice usually go straight from the yard into the house. On a bigger La Plata property, they usually stop somewhere first. A detached garage with a gap under the door, a shed full of stored grass seed, a pump house, or a barn with feed in it can hold a whole population of mice. From there, they work toward the house as the weather gets colder.
That is why our inspection on these properties does not stop at the foundation. We walk the outbuildings, the woodpile, and the wood line, and we place exterior stations along the paths between them and the house. Catching mice in the garage in October is a lot easier than chasing them through a finished basement in January.
Cleaning Up Droppings the Right Way
If you are cleaning out a shed or garage that mice have been living in, do not sweep or vacuum the droppings. The CDC recommends airing the space out for at least 30 minutes, wearing gloves, and soaking droppings and nests with a 1-to-9 bleach solution before wiping them up (CDC cleanup guidance). Wild mice like deer mice can carry hantavirus, which is spread through their urine, droppings, and saliva. Our Approach
How We Get Rid of Mice and Rats in La Plata
Our rodent plan follows the same sequence every time, adjusted for how your property is laid out.
- Inspect inside first. We find where activity is heaviest and check for other food sources, like open pet food or bird seed in the garage. If rodents have an easier meal, they will ignore the bait.
- Then find the way in. Utility lines are the most common entry point we find, because the seal often is not replaced after someone works on them. Next are worn rubber seals at the bottom of garage doors, then weep holes, crawl space vents, and old cable lines. A mouse needs a gap about the size of a dime. A rat needs about a thumb's width.
- Set stations and traps. Locked bait stations go outside along travel lines. Inside, we use snap traps. We do not bait for rats inside a house.
- Come back at week 1 and week 3. We check every trap and station, move the ones that are not catching, and track whether activity is dropping.
- Seal at the right time. Once numbers are down, we point out and seal entry points. Sealing first can trap rodents inside your walls.
- Keep it maintained. After the problem is under control, we visit three times a year to refresh stations and catch new activity early, which matters most before and after harvest season.

In-Town Homes vs. Acreage: Rodent Risks Across La Plata
US 301 splits La Plata in two. The older part of town is mostly east of the highway, and most of the new growth is to the west. The rodent problems in each part are different.
- Downtown, Queen Anne Street and Kent Avenue: Older homes near the courthouse and the Train Station Museum with basements, crawl spaces, and decades of patched utility entries. House mice are the usual problem here.
- Willow Lane and Radio Station Road: Established neighborhoods that grew up around the schools that opened here in the 1960s. Mature trees, aging seals, and garages that have been opened and closed for 50 years.
- Clarks Run and rural 20646: A rural-feeling neighborhood where many homes were built between 1970 and 1999. Outbuildings and wood lines mean field mice first, then house pressure in late fall.
- Agricopia, Pinegrove, and the Villages at Rosewick: Newer homes on former farm ground, next to land that is still being cleared. Expect a spike when nearby lots are graded.
