La Plata sits between two big wooded stream valleys in Charles County. The Port Tobacco River watershed runs to the west, and the Zekiah Swamp runs to the east. Most homes in town were built since the late 1980s, many on lots that were cut out of those woods. That mix of sandy soil, tall trees, and lots of roots and stumps in the ground is close to perfect for Eastern subterranean termites.

Many La Plata homeowners also share a piece of history. The April 2002 tornado wiped out much of downtown, and hundreds of homes were rebuilt in the years right after. What Makes La Plata Termite Country

Forest on Both Sides of Town

The Maryland Department of Natural Resources counts about 62 percent of the Port Tobacco River watershed as forest, with soils that are mostly sandy or loamy (DNR watershed strategy). Termites tunnel through sandy soil easily, and the woods give them a steady supply of fallen limbs, dead roots, and stumps to eat. Homes along the wooded trail between Tilghman Lake Park and Laurel Springs Regional Park, and lots that back up to the creek valleys on the edge of town, sit right next to that food supply.

Homes Built in the 1990s and 2000s

La Plata is a young town by housing age. The median home here was built in the 1990s, and about one in five homes went up between 2000 and 2009. That is the era of the vinyl-sided colonial with a pressure-treated deck off the back, a brick stoop out front, and mulch beds along the foundation. Each of those is a place we find termites. Any soil treatment the builder put down has also had plenty of time to wear off.

Stumps, Firewood, and Cleared Ground

Larger lots mean woodpiles, old stumps from lot clearing, and wood stoves or fireplaces that keep a cord of firewood by the garage. Termites will work through a woodpile on the ground for years. New communities west of US 301, like Pinegrove and the Villages at Rosewick, are being built on cleared farm and forest ground, and roots left in the soil can carry colonies right up to brand-new foundations.

After 2002

Termite Questions for Homes Rebuilt After the 2002 Tornado

On April 28, 2002, an F4 tornado tore through La Plata. About 65 percent of downtown was badly damaged or destroyed, along with hundreds of homes across the area. Much of what you see downtown today, and many of the homes on nearby streets, were rebuilt in 2002 and 2003.

The Original Soil Treatment Has Run Its Course

New homes usually get a termite treatment in the soil before the slab or foundation goes in. EPA rules require those soil products to hold up for at least five years, and most last five to ten (our article on how long termite treatment lasts covers the details). A home rebuilt in 2002 is now well past that window. If you bought the house later and never got paperwork showing an ongoing termite plan, assume the house is unprotected.

What the Storm Left in the Ground

The tornado took down a lot of large trees. When a downed tree is cut flush, the stump and the root system stay in the soil, and on some lots woody debris ended up buried during cleanup and regrading. Dead roots and stumps are exactly what termite colonies feed on. They can keep a colony going for years in a yard that looks clean from the surface, and when that food runs low, the workers move on to the next wood they find. From the Field

Where We Find Termites on La Plata Homes

Daren, one of our technicians, has a set route for every termite inspection. He starts at one side of the front stoop and works all the way around the house before he goes inside. That way nothing gets skipped. The places he finds termites most often line up closely with how La Plata homes are built:

  • Mulch beds along the foundation. The most common spot. Mulch holds water and gives termites a covered path to the siding.
  • The band board and sill plate in the basement. This is the wood that sits right on top of the foundation, and it is the first wood termites reach from the soil.
  • The garage. Slab cracks and the joint where the garage meets the house are easy entry points.
  • The brick stoop and the chimney. Outside, these are the two places termites show up most. Fill under a stoop stays damp and is hard to see into.

Watch the Deck

The worst damage Daren has seen came from a deck. On one single-family home, termites had built mud tubes up from under the back deck and into a bay window. When he tapped the window frame with a screwdriver, it went right through the paint. It had likely been going on for a year or more, and the homeowners only found out because a crew was replacing their deck boards. The whole bay window had to be replaced. How We Treat Termites in La Plata

Sentricon Bait Stations

For most homes we recommend Sentricon. We set bait stations into the soil around the house. Termites foraging through the yard find the bait and carry it back to the colony. Liquid Soil Treatment

If termites are already in the framing, a liquid treatment may be the better fit. We treat the soil along the foundation and drill only where concrete covers the soil, such as a stoop, patio, or garage slab. These jobs are priced after the inspection.

Borate During Remodels and Additions

Plenty of La Plata homes from the 1990s and 2000s are getting basements finished, decks rebuilt, and rooms added. While the framing is exposed, we can treat the bare wood with borate. Termite Inspections for La Plata Home Sales

La Plata is the county seat and one of the busier housing markets in Charles County, with resales downtown and new homes going up west of US 301. If a termite inspection is part of a Maryland sale or loan, it goes on Form MD-1, the Maryland Wood Destroying Insect Inspection Report. Buyers moving from Virginia often expect the NPMA-33, but Maryland does not use it. VA loans require the MD-1, and many lenders and contracts ask for it too.

The report lists what the inspector found, signs of past treatment, conditions that invite termites, and any areas that could not be inspected.
