About Better Termite

Ant Control for Damascus Homes Built in the Boom Years

Forty-Year-Old Houses, Forty-Year-Old Wood

Most of Damascus went up in a hurry. Census estimates put roughly 3,400 of the town's 6,000 or so homes in the 1970s and 1980s, and more than three in four are single-family houses. Colonials, split-levels and ramblers in Kings Valley, Damascus Valley Park and Sweepstakes all hit middle age at about the same time. Their original decks, fascia boards, window trim and basement sills are now the age where water starts to win.

That timing matters for ants. Carpenter ants and moisture ants follow soft, damp wood, and a neighborhood full of houses the same age gives them the same openings on every street. Add the wooded stream valleys that wrap around town and the open farmland of the Agricultural Reserve, and Damascus homeowners can see three or four different kinds of ants in a single season.

Better Termite & Pest Control has been treating ants in Montgomery County and across the DC area since 1968. We are family-owned, and a licensed technician answers the phone. Plans start at $49/month with free callbacks and no binding contract, and more than 1800+ reviews from local homeowners back that up.

Local Ant Pressure

Why Ants Thrive on and Around Parr's Ridge

Headwater Valleys on Every Side

Damascus sits high on Parr's Ridge along MD-27, but the land drops off quickly into creek valleys. Great Seneca Creek and Little Seneca Creek both start here. Magruder Branch runs south from town through its stream valley park, and the paved Magruder Branch Trail follows it about three and a half miles from Damascus Recreational Park on Kings Valley Road. Bennett Creek begins north of the town center, with Little Bennett Regional Park to the west and Patuxent River State Park to the northeast.

Those valleys stay shaded and damp, and they are full of fallen trees and old stumps. That is where large carpenter ant colonies grow for years. Once a colony matures it sends out satellite nests, and a house whose back yard runs into the woods along Magruder Branch or a wooded HOA buffer is the nearest stop.

Open Fields at the Edge of Town

Step a mile out from Main Street and the land opens into hay fields, pasture and hedgerows in the county's Agricultural Reserve. Sunny, open ground suits mound builders. Field ants and Allegheny mound ants put up dirt hills along fence lines and field edges toward Browningsville, Purdum and Clagettsville. Homes on an acre or more often have a lawn that simply blends into that field habitat.

Wet Basements and Sump Pits

Many Damascus houses have full basements, and many of those have been finished. Groundwater on a hillside lot keeps the soil around the foundation wet for days after rain, so sump pumps run often. Damp soil beside a basement wall is perfect for moisture ants and citronella ants, which live underground and only show themselves when they swarm. Our ant season guide walks through what to expect month by month.

Decks, Trim and Fascia

Carpenter Ant Control in Damascus

Where They Get Into a 1980s House

Carpenter ants are the large black ants, a half inch or more, that wander across the kitchen floor at night. On Damascus homes we find them in a short list of places: the deck ledger board bolted to the house, the fascia behind a gutter that overflows, the bottom of window and door trim, the band board in the basement, and any spot where a downspout soaks the ground next to the siding. Wooded lots near Magruder Branch and the Seneca headwaters see the most.

Daren, one of our technicians, says the biggest misunderstanding about carpenter ants is that a spray finishes the job. In his experience they are drawn to wood rot or a moisture problem, like a leak behind a wall or rotted trim. Until that wood is replaced or the water is fixed, they keep coming back. The ants only clear out wood that is already soft, so the real damage comes from the rot.

Signs You Can Check Yourself

Look for small piles of coarse sawdust mixed with insect parts under a window or along a basement sill. You may hear a faint crackle inside a wall at night, or see winged black ants near a door in spring. Our guide to carpenter ant frass shows what those piles look like. We treat the nest and nearby wall voids, then point out every soft board we find. More about the species on our carpenter ant page.

Yellow Ants and Swarmers in Damascus Basements

The Ant Most People Never See Until It Flies

Citronella ants and other moisture ants are small, amber-yellow ants that spend almost their whole lives underground. They feed on honeydew from aphids on plant roots, so they rarely come looking for food in your kitchen. You find out about them when the colony sends up winged ants, usually from late summer into fall. They pour out of a crack in the slab, a gap at the bottom of a finished wall, or the edge of a sump pit. Crush one and you get a lemon smell.

Because they swarm indoors, people often mistake them for termites. Ants have a pinched waist, bent antennae and front wings longer than the back ones. Termites have a straight waist and four equal wings. Our page on carpenter ants vs. termites has photos side by side, and the moisture ant page explains why these ants ignore most store baits.

What We Do About Them

We find where the swarmers are coming up, treat that entry and the soil along the foundation outside, and look for the water source feeding the nest. A sump that discharges right next to the house, a downspout that ends at the wall, or a slow plumbing leak is usually part of the story. Fix the water and the colony has much less reason to stay.

Ant Mounds on Damascus Acreage and Field Edges

Bare Rings Around a Hill of Dirt

If your property backs onto a hay field or a strip of meadow, you may see a dome of soil and thatch with nothing growing around it. That is often the work of Allegheny mound ants. These ants have a reddish front half and a dark rear, and they build some of the largest mounds of any ant in North America. They spray formic acid into nearby plants, which is why the ground around a mound turns bare. Field ants build smaller, flatter mounds in lawns and along gravel drives. Read more on our Allegheny mound ant page.

Neither ant tends to move into the house. The concern is bites. Both species swarm out and bite when someone steps on the hill, mows over it or plants next to it. We focus treatment on mounds near the home, the garden, the driveway and play areas, and leave the far field alone unless you ask.

Small Dark Ants on the Counter

Closer to the house, the ant we hear about most in Damascus kitchens is the odorous house ant. It is tiny and dark, nests in mulch and under landscape stones, and moves inside in long lines after heavy rain floods its nest. Each colony carries several queens, so a can of spray on the trail only breaks it into more colonies. Our post on ants in the kitchen covers why, and our odorous house ant page has the details.

Your Plan

How a Damascus Ant Plan Works

There is no one-time ant spray on our menu. Ant coverage is a recurring plan at $49/month, plus a one-time $200 setup fee on the first visit. We return three times a year, and if ants come back in between, the extra visit is free. You can cancel with 30 days notice.

A few jobs on your side help the treatment hold up longer on a Damascus lot:

  • Probe the deck ledger. Push a screwdriver into the board where the deck meets the house. If it sinks in, that wood is a carpenter ant target.
  • Move the sump and downspout outlets. Run them several feet from the foundation so the soil by the basement wall can dry out.
  • Keep the mulch thin. An inch or two, pulled back from the siding, gives odorous house ants far less to nest in.
  • Clear storm-downed wood. Old stumps, fallen limbs and firewood near the house become nest sites for colonies coming up from the woods.

Ants are also covered under our Damascus pest control plan along with spiders, crickets and stink bugs. If those winged insects turn out to be termites, see our Damascus termite control options, or call 703-683-2000 and describe what you are seeing.

How It Works

Our Ant Control Process in Damascus

A Licensed Tech Answers

Call 703-683-2000. Tell us the size and color of the ants, the room, and whether they show up after rain. That is usually enough for a licensed technician to name the likely ant and price a plan on the same call.

78-Point Inspection, Deck to Basement

We walk the deck ledger, fascia, window trim, the band board in the basement, sump pits, mulch beds and any stumps or woodpiles. The wet wood or damp soil is usually where the nest is hiding.

Colony-Level Treatment

Non-repellent products go on trails, voids and nest sites. Ants cannot sense them, so foragers carry the material back and share it with the queens. Outside, we treat the foundation line and any active mounds close to the house.

Return Three Times a Year

Outdoor treatments break down with sun and rain. Triannual visits renew coverage before the spring swarm, through summer and again in the fall.

Free Callbacks, No Contract

If ants come back between visits, we come back at no extra charge. Cancel any time with 30 days notice.
