Most of Germantown went up in a rush. The county planned it in the 1970s as a downtown ringed by villages, and builders filled Kingsview, Churchill, Gunners Lake, Middlebrook, Clopper's Mill and Neelsville with townhomes, condos and single-family homes over about 20 years. Today about 4 in 10 homes here are attached. A typical one has a lower level on a slab, a kitchen on the main floor, and a wood deck off the back.

Each of those levels draws a different ant. Small trailing ants climb the siding to reach the main-floor kitchen. Carpenter ants move into the deck and the trim around the slider once water gets behind them. Yellow citronella ants and pavement ants come up through the lower-level slab. Where you see the ants tells us a lot about which ant you have and where the nest is.

Why Germantown Ants Have So Much to Work With

Lakes and Stream Buffers Behind Almost Every Street

Germantown's villages were laid out around water. Gunners Lake and Lake Churchill sit inside their neighborhoods. Little Seneca Lake at Black Hill Regional Park marks the north edge, and Clopper Lake in Seneca Creek State Park sits to the south. Little Seneca Creek runs through the nearly 1,000-acre Hoyles Mill Conservation Park on the west side. Between them, wooded stream buffers run behind row after row of homes. Those strips hold fallen logs, stumps and deep leaf litter. That is home base for carpenter ants and field ants, and it stays damp all summer.

Sloped Lots Built Into the Stream Valleys

Because the villages step down toward those creeks, a lot of Germantown homes have a walk-out lower level in back and a deck a full story up. Rain runs downhill toward the back of the house, pools at the walk-out door, and soaks the soil against the foundation. That wet soil is exactly where citronella ants nest. The deck above it gets splashed from below and dripped on from the gutter. After 25 to 40 years, the ledger board and the posts are often the softest wood on the house.

HOA Common Ground That Touches Every Unit

In the townhome courts, the HOA usually handles the mulch, and mulch gets topped off every spring. Over the years it piles up against the siding and the bottom row of brick. The worst ant house our technician Daren ever treated had exactly that: mulch stacked up against the house every year, holding moisture, with ant colonies all the way around it. When the bed is shared, one colony can work a whole row of homes.

How Ants Get Up There

People are often surprised to find ants on a counter that is 10 feet off the ground. But in a Germantown townhome built over a garage or a walk-out, that is the normal route. Odorous house ants nest in the mulch below. They climb the siding seams, the downspout, a cable line or a deck post. Then they slip in at the deck door, the kitchen window or the hole where the hose bib or dryer vent goes through the wall.

Odorous house ants are tiny and dark, and a crushed one gives off a sour, coconut-like smell. Sweets and moisture are what they are after, so the sink, the dishwasher and the pet bowl are their usual stops. Each colony runs several queens across a network of nests. Treating the Climb, Not Just the Counter

We treat the cracks and gaps along the trail inside with a non-repellent. Outside, we treat the base of the wall under the kitchen, the deck posts and the spots where lines enter the house. Carpenter Ants in Germantown Decks, Sliders and Trim

They Follow the Water, Not the Wood

Carpenter ants are the big black ants, some close to a half-inch. Despite the name, they cannot digest wood and they leave sound, dry lumber alone. They hollow out wood that has been wet long enough to go soft, then raise the colony inside it. On Germantown homes that usually means the ledger board where the deck bolts to the house, the bottom of deck posts, the trim around the slider, and window sills under a gutter that overflows.

On one bad carpenter ant job, Daren traced the problem to flashing that sent water behind the trim instead of over it. The wood stays wet, rots from the back, and carpenter ants find it. No amount of spraying keeps them out of that wood until the leak is fixed. So when we find a nest, we treat the colony and show you exactly where the water is getting in.

Signs to Look For

Watch for coarse sawdust with bits of insect parts under the deck door or a window, big ants inside on a warm night in late winter, or winged ants in spring. Yellow Ants and Sand Piles in Germantown Lower Levels

Citronella Ants: The Surprise Swarm

Hundreds of yellow ants with wings coming out of the basement floor is a scary thing to find. Those are most likely citronella ants. They live their whole lives underground in damp soil against or under the foundation, so you never see a trail. Then, in late summer or fall, the winged ants swarm out of a slab crack, a sump pit, a floor drain or the gap under the walk-out door. Crush one and it smells like lemon.

They do not damage wood and they do not raid the pantry. But a swarm is scary, and it tells us the soil on that side of the house stays wet. Our citronella ant guide explains how to tell them apart from termite swarmers.

Pavement Ants Along the Garage Seam

Pavement ants also live under the slab, but they do come inside to forage. Look for small piles of sand at the joint between the garage slab and the wall, along the lower-level baseboard, or around a drain line in the floor. We work a non-repellent into those seams so the ants haul it back under the concrete, then cover the outside of the slab, the walk-out patio and the stoop.

Reading the Clues Around the House

Treating the wrong spot is the main reason ant jobs fail. So on a Germantown call, we look for clues before we treat. Daren likes to say spider webs can tell you a lot about what is going on around a house. A web in a window well, garage corner or under the deck that is full of dead ants tells you a trail runs right past it. Follow it and you are usually close to the nest.

We also look for sand pushed up through slab seams, sawdust under trim, shed wings on window sills, and ants trailing along cable and phone lines. Inside, we check under sinks, behind the dishwasher, around the tub on the upper floor, and anywhere a plumbing line runs through a wall.
