One City, Two Very Different Termite Problems

Frederick is Maryland's second-largest city, and its houses come from two eras. Downtown, the National Register historic district holds homes built from the late 1700s up to 1941. Think Federal and Italianate rowhouses, wood porches, and cellars dug into stone. Ring that core with the subdivisions of the 1980s, 1990s, and 2000s: Spring Ridge, Worman's Mill, Whittier, and Ballenger Creek. Termites go after both. In the old homes they hit sills and joists that have soaked up 100-plus years of cellar damp. In the newer ones they find a builder's pretreatment that wore off long ago and mulch beds piled against the siding.

Why Frederick Soil Keeps Termites Busy

Limestone Ground That Settles and Cracks

Frederick sits in the Frederick Valley, on limestone and dolostone bedrock. That rock slowly dissolves, which is why the area is known for sinkholes. The Maryland Geological Survey has logged more than 1,000 karst features, including 125 sinkholes, in just part of Frederick County. Sinkholes have even swallowed lanes of I-70 through town. Most homes never see a sinkhole. But on this kind of ground, slabs, cellar floors, and block walls tend to settle and crack over time. A subterranean termite can squeeze through a gap about 1/32 of an inch wide to get from the soil into your framing. Every settling crack is a possible way in.

Creeks Through the Middle of Town

Water shapes Frederick's termite map. Carroll Creek runs right through downtown, now inside the linear park built after the floods of the 1970s. The Monocacy River curls around the east side. Ballenger Creek and Tuscarora Creek drain the south and west. Baker Park and Culler Lake sit beside the historic district. Damp, wooded stream banks are where termite colonies thrive, and many Frederick yards sit just a short walk from one.

Woods on the West Edge

West of the city, the land climbs toward Catoctin Mountain, Gambrill State Park, and the Frederick Municipal Forest. Homes on the western side back onto tree lines, stumps, and fallen logs. That is natural termite food. Add a woodpile against the garage, and termites have a bridge right to the house. Our post on termites in firewood explains how to stack it.

Historic Homes

Termites in Downtown Frederick's Older Homes

The historic district covers about 825 acres, from the Market Street storefronts out to the big detached houses near Rosemont Avenue and College Terrace. Many of these homes sit on rubble-stone foundations. A wood sill plate rests on top of the stone, and the joists above it are often original. Mortar joints wear out and cellars stay damp. Termites can travel up through the gaps in the stone and eat the sill from below, where nobody looks.

Porches are another weak spot. Wood steps, lattice, and porch posts in old Frederick homes often touch the soil or sit close to it. Rowhouses add one more twist. Homes share walls and cellar lines, so a colony under one house can reach the house next door. That is why we look at the whole block of evidence, not just your side of the wall.

Termite Damage or Old-House Rot?

Newer Neighborhoods

Termite Risk in Spring Ridge, Worman's Mill, and Ballenger Creek

Frederick's newer neighborhoods look nothing like downtown, but they carry their own termite risk. Most of these homes were treated by the builder before the slab was poured. That treatment was never meant to last forever. A Spring Ridge colonial from the 1990s or a Whittier home from the 1980s is now well past the point where that barrier means much.

Since then, a lot has changed around the foundation. Owners added decks, patios, and sunrooms. HOA landscaping added thick mulch beds every spring. Stormwater ponds sit behind many streets in Worman's Mill and Ballenger Creek. All of it keeps the soil damp next to the house. Eastern subterranean termites follow that moisture straight to the sill plate and the deck ledger.

What to Check Around a Newer Frederick Home

  • Mulch piled above the top of the foundation or touching siding
  • Deck posts and stair stringers set in or near the soil
  • Cracks in the garage slab or basement floor
  • Thin, pencil-wide mud tubes on the foundation or basement wall

How We Treat Termites in Frederick Homes

Sentricon Baiting

Most Frederick homes start with the Sentricon system. Stations go into the soil around the house. Worker termites find the bait, carry it home, and share it. The bait stops termites from molting, so the colony dies out, queen and all. There is no trenching through your garden and no drilling through a cellar floor. Buying or Selling

MD-1 Termite Inspections for Frederick Home Sales

Selling a house in Frederick? If the buyer's lender or contract calls for a termite inspection, Maryland requires it on Form MD-1, the state's Wood Destroying Insect Inspection Report. Every VA loan needs one. Agents often still call it a "termite letter." Buyers moving in from Virginia or Pennsylvania may expect a different form, so it helps to know this up front.

The MD-1 notes any termite activity, damage, and signs of past treatment. It also lists spots the inspector could not see. In a downtown Frederick house, that list can be long: dirt-floor cellar corners, boxed-in stairs, or a stone wall behind shelving.
