Where Termites Show Up First in Germantown Basements and Decks
In a lot of Germantown homes, the first sign is a pile of wings on the basement floor. Swarm season here runs roughly March through May. Swarmers usually come out on a warm day after rain, through a crack in the slab, a window well, or the gap around a walk-out door. Buying or Selling in Germantown? The Maryland MD-1 Termite Inspection
Maryland does its own termite paperwork for real estate. When a termite inspection is done for a home sale or a loan, the state requires it on Form MD-1, the Maryland Wood Destroying Insect Inspection Report. Buyers from other states often expect the national NPMA-33. That form isn't used for Maryland real estate. VA loans require a termite report for every Maryland purchase, and many lenders and contracts ask for one too. Your agent may still call it a "termite letter."
The MD-1 lists what the inspector found, where, any visible damage, and signs of past treatment. It also lists areas that could not be inspected. In Germantown that part often matters. Finished basements, stored boxes, and covered crawlspaces hide the walls termites go for first.
