About Better Termite

Termite Control in Clarksburg, MD

Nearly Nine in Ten Homes Here Went Up After 2000

Clarksburg is one of the youngest towns in the DC area. Census estimates count about 9,500 homes in Clarksburg, and roughly 89% of them were built in 2000 or later. Only about 700 date from before 1990. Thirty years ago most of this ground was farm field, hedgerow and woodlot.

That makes termite control in Clarksburg a different job than it is in older parts of the county. Most owners here bought a new or nearly new house and assumed termites were a problem for old homes. They are not. The first wave of Cabin Branch, Clarksburg Village and Town Center homes is now 15 to 25 years old. The builder’s soil treatment is long past its rated life, and the colonies living under those old fields never moved out. That is why so many of our Clarksburg calls start with, “I did not think a house this new could get termites.”

Better Termite & Pest Control has worked in homes around Washington for 58 years. The Schulz family is now in its third generation running the company, and our small team adds up to 300+ years in the field. Our research team dropped 9 of the harshest products used in our industry, so most of our termite work is done with Sentricon bait and borate. We have served more than 100,000 homes and have 1800+ reviews.

Why Termites Find Clarksburg’s Newer Homes

The Builder’s Treatment Had an Expiration Date

Most Clarksburg homes got a soil termiticide before the slab or basement floor was poured. That treatment is real, but it is not forever. The EPA requires soil termiticides to stop termites for at least five years in field tests, and many last somewhat longer. A house closed on in 2006 or 2011 is well beyond that. Since then, the treated soil has been dug up for patios, retaining walls, deck footings, sunrooms and new plantings. Each cut opens a path. Our guide on how long termite treatment lasts breaks down each type.

Graded Farmland Hides Old Wood

Building whole neighborhoods at once means grading whole hillsides at once. On a big site, stumps, roots, lumber scraps and form boards can end up buried in backfill near a foundation. To a termite colony, that buried wood is a pantry right next door to your house. Colonies feed on it for years, grow, and then start foraging along the foundation for the next meal.

Protected Stream Valleys Behind the Back Fence

Montgomery County made the Ten Mile Creek watershed its own Special Protection Area in 2014 and capped how much of it can be paved. Little Seneca Creek runs south to Little Seneca Lake at Black Hill Regional Park, and Little Bennett Regional Park covers about 3,700 acres on the north side of town. Those protections keep wide strips of forest between the subdivisions. Good for the creeks, and good for termites too: fallen trees, leaf litter and wet soil run right up to many back fences in Arora Hills, Highlands at Clarksburg and Clarksburg Village.

Two Centuries of Wood on Frederick Road

Clarksburg was not always new. Michael Dowden opened a tavern on the Frederick road around 1754, and the site is now Dowden’s Ordinary park. John Clark laid out lots along that road in the 1790s. The Clarksburg Historic District still has houses from that era, including a log house on Frederick Road that is now covered in clapboard. Old frame homes with wood sills near the dirt need a slow, close look. For the biology, see our Eastern subterranean termite profile.

Hidden Entry Points

How Termites Get Past a 2000s-Era Clarksburg Home

Newer homes are built to look clean from the street. Several of the features that make them look that way also cover the spots where termites cross from soil to wood. On a Clarksburg inspection, these are the details we slow down for:

  • Stone and brick veneer fronts. Where veneer runs down to or below the soil line, termites can tube up behind it where nobody sees.
  • Vinyl siding. It hides the sill and the band board, so mud tubes on the foundation can climb out of sight.
  • Rear decks and their footings. Deck posts, ledger boards and steps all sit close to soil that stays shaded and damp.
  • HOA mulch beds. Fresh mulch every spring holds moisture against the foundation. See our post on termites in mulch.
  • Garage slab joints and plumbing holes. Termites can come up through the gap where a slab meets the wall or around a pipe through the floor.

What a Deck Rebuild Uncovered

Daren, one of our technicians with about ten years in the field, says the worst termite damage he has seen started under a back deck. Termites had tubed up from beneath the deck into a bay window and eaten so much of it that his screwdriver went right through the paint. The whole window had to be replaced. Nobody noticed until a crew pulled up the deck boards and one of the workers recognized the tubes from his own house. Daren figures it had been going on for at least a year. Plenty of Clarksburg homes have the same layout: a bay or bump-out over a rear deck. If you are replacing deck boards, ask for an inspection while the boards are up.

Swarm Season

Flying Ants or Termites? Spring Swarms in Clarksburg

For many Clarksburg families, the first clue is dozens of winged insects indoors on a mild March or April afternoon, often right after rain. They gather at a sliding door, a basement window or a light. Then they drop their wings and die, leaving small piles by the glass. Many people sweep them up, call them flying ants and forget about it.

Telling them apart takes about ten seconds. A termite swarmer has a thick, straight waist, straight antennae and two matching pairs of wings. A flying ant is pinched in the middle, its antennae have an elbow, and its front wings outsize the back pair. Our guide on why flying termites suddenly appear explains what sets off a swarm. If you are fighting ants too, our Clarksburg ant control plan covers them.

When Ants and Termites Meet

Ants and termites are not just look-alikes. They are enemies. Daren once went to a house with a heavy ant problem to do the termite inspection at the same time. He followed fresh termite tubing to a corner and found a dark, moving mass there. The house ants had found the termite nest and were attacking it, dragging out larvae and going after the workers. A termite can snap an ant in half, but numbers win. So if you have ants and also find wings or mud tubes, have both checked. One problem can be pointing at the other.

Treatment

Sentricon Bait Stations

For most Clarksburg houses with no active termites, we recommend Sentricon. Stations go into the soil around the house. Foraging workers find the bait and carry it home, and it stops them from molting. The colony dies off, down to the queen. Nothing is sprayed across the yard and no trench is dug along the foundation. Since the bait is sealed in the station rather than spread in the soil, it fits well on lots that back onto the Ten Mile Creek or Little Seneca stream buffers. Our Sentricon FAQ answers the common questions.

Liquid Soil Treatment When Termites Are Active

George Schulz, the third generation of our family in the business, has worked on more than 100 termite cases. In his experience, Sentricon used before a problem starts is usually cheaper and less stressful. In a severe infestation, though, termites sometimes do not find the stations fast enough. Then we apply a liquid termiticide such as Termidor or Premise to the soil at the entry points. Beneath a stoop, patio or garage slab, we drill small holes and inject the product through them.

Townhome Rows

About 37% of Clarksburg homes are attached. In the rows of Clarksburg Village, Cabin Branch and Gallery Park, one foundation runs under several units. We can protect your unit’s perimeter on its own. If a neighbor has had termites, tell us, and we will pay close attention to the shared walls. Bundling with Clarksburg pest control puts termites, ants, spiders and stink bugs on one plan.

Home Sales

Selling or Buying in Clarksburg: The MD-1 Termite Report

Many of Clarksburg’s first owners are now selling, and buyers are moving into homes that are 15 to 20 years old. In Maryland, the termite paperwork for a sale is the state MD-1 Wood Destroying Insect Inspection Report. Many lenders ask for it, and VA loans require it. It is a separate service from the free inspection we do for homeowners, and it has its own fee. Our page on termite inspections in Maryland covers what the form includes.

What Gets Flagged Before Closing

Live termites are only part of it. An inspector also notes conditions that invite termites. On Clarksburg homes, the usual ones are:

  • Mulch or soil piled up over the bottom of the siding or veneer
  • Deck posts, stair stringers or lattice touching bare dirt
  • Downspouts and sump lines emptying right at the foundation
  • Firewood, scrap lumber or garden timbers stacked against the house
  • Wood rot around door frames, trim or deck ledgers

Rot is worth its own note. Many calls that start as “termite damage” turn out to be rot from a leak. We do not repair rot, and a contractor needs to find the water source. But rot is a wood-destroying condition on an inspection, and it draws termites. Old termite damage still has dried mud packed inside it. Rot is soft, dark and stringy. Our guide to termite damage vs. wood rot has photos.

How It Works

How Termite Control Works in Clarksburg

A Quick Call First

Ring (703) 683-2000 and tell us what you saw: wings on a sill, a dirt line on the foundation, soft trim by the deck. A licensed tech picks up. Let us know the year your house was built and whether you have a deck, a sunroom or a finished lower level.

Free 78-Point Inspection

Outside, we check every foot of the foundation line, the stone veneer, the stoop, deck posts, garage slab joints and the mulch beds your HOA keeps topped off. Inside, we check the lower level, the utility room and anywhere framing meets the slab or the foundation wall.

The Right Tool for Your Findings

If the house is clean, Sentricon bait stations go into the soil around it to intercept colonies early. If termites are active, we may add a targeted liquid soil treatment where they are coming in. Borate is an option for exposed framing during a basement or deck project.

An Annual Termite Inspection

Every Sentricon plan comes with one full termite inspection per year, plus station service. A new patio, a rebuilt deck or a fresh round of mulch can change where termites can reach the house, so we look again each year.
