People say Ellicott City was built on seven hills, and anyone who has driven Main Street or Frederick Road believes it. Under those hills is granite, often just a few feet down. When it rains, the water cannot soak in very far, so it runs downhill along the rock and against whatever is in the way. On a lot of streets, what is in the way is a basement wall. That steady moisture next to the foundation is what Eastern subterranean termites look for.

The houses give them plenty to work with. Split-foyers and raised ranches from the 1950s through the 1980s sit half in the ground. Walkout basements have one wall buried in the hill and the other open to a deck on wood posts. Big trees and the woods of the Patapsco valley sit right behind many backyards. None of that means your home has termites. It means the conditions they like are close by, and a yearly look is cheap insurance.

Why Ellicott City Termite Pressure Runs Downhill

Granite Close to the Surface

Geologists call the bedrock here the Ellicott City Granodiorite, and the town once ran several granite quarries to cut it. You can still see it in the old stone walls and buildings downtown. The same rock sits under much of the suburbs. Flood studies of the Tiber-Hudson watershed describe shallow bedrock and thin topsoil that take in very little rain. The area averages about 45 inches of rain a year, much of it in summer thunderstorms. Water that cannot sink in moves sideways and downhill, soaking the soil against uphill basement walls and pooling at the low corners of a house.

Termites have to stay damp or they die. Wet soil lets them forage right up to the foundation and build mud tubes up the block to reach the wood above it. A downspout that empties on the uphill side, or a patio that tilts toward the house, makes it easier still.

A 16,000-Acre Woods Next Door

Patapsco Valley State Park, Maryland's first state park, follows the river for about 32 miles and covers more than 16,000 acres. Many Ellicott City neighborhoods border it or back onto one of the wooded stream valleys that feed it. Add Centennial Park, the tree-lined lots of Dunloggin, and the woods between newer subdivisions, and a lot of homes sit a short walk from fallen trees and rotting stumps. Mid-Century Homes

Split-Foyers, Walkouts, and Finished Lower Levels

Ellicott City's suburbs started in the 1950s. Dunloggin grew out of a dairy farm sold for development in 1952, and Normandy Heights followed in 1955. Over the next few decades, Worthington, Centennial, St. Johns Lane, and the streets around them filled in with ranches, raised ranches, split-foyers, and colonials, most of them on basements. Those homes are now 40 to 70 years old. Whatever soil treatment went down when they were built wore out long ago.

A split-foyer is a good example of why these houses need a careful look. You walk in the front door and go half a flight up or half a flight down. The lower level sits partly below the ground, so its wood sill plate and the bottom of its framed walls are only a little above the soil outside. In many houses that level was finished decades ago with wood paneling, drop ceilings, and wall-to-wall carpet. It makes a nice family room. It also hides the block wall where termites would leave their first clues.

How We Treat Termites in Ellicott City Homes

Sentricon Baiting

For most houses here we start with the Sentricon system. We set bait stations into the soil in a ring around the home, flush with the lawn or the mulch. Worker termites that find a station feed on the bait and carry it back to the rest of the colony. The active ingredient stops termites from molting, which every termite has to do to grow, so the colony dies off over time, queen and all. Nothing is drilled through the lower-level floor, and the paneling and carpet in your family room stay where they are. Liquid Treatment When Termites Are Already Inside

If termites are already in the framing, a liquid treatment can make sense. We dig a narrow trench along the foundation and treat the soil to form a continuous zone termites cannot cross. Where concrete covers the soil, like a garage slab, a stoop, or a patio, we drill small holes and treat underneath. On a hillside lot with tree roots and rock near the foundation, trenching takes more care. That is part of why we price liquid jobs after seeing the house.

Borate for Remodels and New Decks

Finishing a lower level, adding a sunroom, or rebuilding a deck is the one time the wood is out in the open. Before it gets covered, we can apply a borate treatment straight to the bare lumber. Historic Ellicott City

Stone, Water, and the Old Mill Town

The Ellicott brothers started their mill on the Patapsco in the early 1770s, and the town that grew around it was built of granite and brick. The 1830 B&O station at the bottom of Main Street is the oldest surviving railroad station in the country. The homes along the West End, Tonge Row, and the hillsides above Main Street carry the same history: thick stone walls with wood floors, joists, and porches tied into them.

Those old walls hold up well, but they are not solid. After two centuries the mortar has open joints and gaps inside the wall, and termites can travel through them without showing a tube on the surface. The town also sits where the Tiber, Hudson, and New Cut branches drop steeply into the river. The floods of July 2016 and May 2018 sent water through buildings along Main Street, and homes in the valley neighborhoods deal with runoff every heavy storm. Sill plates, floor joists, and rebuilt walls can stay wet for weeks. Wet wood is easy for termites to get into, and the damage can look a lot like rot. Warning Signs to Watch For

The most common first sign in Ellicott City is a spring swarm. It usually happens on a warm day after rain, between March and May. Winged termites pour out of a crack or a gap near the foundation, fly toward the light, and drop their wings. You may find a scatter of wings by a sliding door, a basement window, or on the garage floor. Other clues:

  • Pencil-width mud tubes on the block in a utility room or garage
  • Baseboard or paneling that bulges or sounds hollow when you tap it
  • Soft wood at the bottom of basement stairs or deck posts
  • Paint that ripples or bubbles on lower-level trim
  • Tunneled wood in stumps, landscape timbers, or firewood near the house

If you find any of these, leave the area as it is and call us. Spraying or tearing out wood before an inspection makes the activity harder to trace.

Home Sales

Selling or Buying in Ellicott City: The MD-1 Report

Ellicott City homes change hands often, and termite paperwork is a regular part of the process. Maryland has its own form for it. When a sale or a loan calls for a wood-destroying insect report, it goes on Form MD-1, not the NPMA-33 that buyers relocating from Virginia may know. VA loans require one, and many lenders and contracts include it as a condition.

The report records any signs of active termites or old damage, evidence of past treatment, and conditions that invite termites. It also has to note areas the inspector could not reach. In a split-foyer or a walkout with a fully finished lower level, that list can be long, because the walls that matter most are behind drywall and paneling. Newer Homes in Turf Valley and Waverly Woods

Buyers of newer homes on the west side, in Turf Valley, Waverly Woods, and the subdivisions along Route 40 toward Marriottsville, often assume termites are an old-house problem. Builders usually do treat the soil before the slab is poured, but that coverage has an end date. Find the builder's termite paperwork in your closing folder and check it.
