Why Termites Find Crofton Homes

Sandy Soil That Stays Wet Right Where Your House Is

Crofton sits on Maryland's Coastal Plain. The native soils here are mostly sandy loams, like the Collington and Wist soils mapped around town. Out in the open, that ground drains fast. The problem is the strip of soil touching your foundation. Deep mulch beds, sprinkler heads, shade from 50-year-old oaks, and downspouts that dump at the corner of the house keep that strip damp for days after a storm. Loose, sandy soil is also easy for termites to tunnel through. So the colony does not have to work hard to reach the one moist, wood-rich spot on your lot: the house.

Water is never far away, either. The Little Patuxent River runs along Crofton's southwest edge. Lake Louise sits just across Route 3. Neighborhood stormwater ponds hold water between storms. And the fairways at Crofton Country Club and Walden are watered all summer. Homes that back to those open, irrigated spaces tend to have the wettest soil on the block.

Three Building Eras, Three Different Weak Spots

The original Triangle (1960s and 70s). Split-levels, ramblers, and brick-front colonials along Crofton Parkway, in Crofton Village, and in Crofton Woods. Many have crawlspaces or partial basements, block foundations with aging mortar, and wood decks and porches added decades later with posts set right in the soil.

The townhome and golf course boom (1980s and 90s). Crofton Meadows, Crofton Mews, Nantucket Mews, Crofton Commons, and Walden. Long townhome rows share foundations, so one colony can work its way down several units. Slab garages and patios leave cracks and expansion joints termites slip through without being seen.

1990s single-family (Chapman Farm, Crofton Chase). Newer framing, but big finished basements and heavy landscaping. Foam board insulation and stucco or stone veneer that runs below grade can hide mud tubes until they reach the wood.

What Termites Can Cost a Crofton Homeowner

Termite Warning Signs in a Crofton Home

Termites work underground all year in Anne Arundel County. You usually see them only in spring. Between March and May, on a warm day after rain, winged termites leave mature colonies to start new ones. If a colony is under your slab or in a wall, they come out inside. Crofton homeowners find them at the basement sliding door, on windowsills, or piled up in a bathtub. The wings drop off fast, so a little pile of wings is often the only clue. The rest of the year, look for quieter signs. Pencil-width mud tubes on block foundation walls and crawlspace piers. Trim that sounds hollow when you tap it. Paint that bubbles on a baseboard. A floor that feels soft near an outside wall. Mulch is a big one in Crofton yards.
