All of Anne Arundel County sits on the Coastal Plain, where the ground is built from layers of sand, gravel, and clay. Three Generations of Housing, Three Sets of Weak Spots
The historic core. Houses near the MARC station and along the old rail lines were built for railroad workers and shopkeepers starting in the 1870s. Many have original wood framing, porches with posts close to the soil, and older foundations with mortar joints that have had over a century to open up.
1990s and 2000s subdivisions. Seven Oaks dates back to 1990, and Piney Orchard grew through the 1990s and 2000s. These homes now have framing and sill plates 20 to 35 years old, plus decks, fences, and landscape timbers that are aging out.
New construction. Two Rivers has been under construction since 2015, and building continues near the Odenton Town Center. A soil treatment applied during construction does not last forever. New homes also tend to have deep mulch beds and stone or siding that hides the slab edge, so termites can work unseen.
