Large Trees Stay Close to the House

Takoma Park protects its trees. Under the city's urban forest code, you need a permit to remove any tree that is about 7⅝ inches or more in diameter at chest height. Pruning more than 10 percent of a large tree's live crown requires a tree impact assessment. So oaks, tulip poplars, and maples often grow just a few feet from 100-year-old foundations, with roots spreading under porches and front walks.

That shade keeps the soil cool and damp, which is what Eastern subterranean termites need to move close to the surface. When a large limb falls or a dead tree is finally removed, the wood left in the ground becomes food for termites. Sligo Creek, Long Branch, and Takoma Park Branch

Sligo Creek runs through the city in a long wooded park, and its tributaries, Long Branch and Takoma Park Branch, flow down from the neighborhoods above. Homes on streets that slope toward these stream valleys get a lot of runoff, and their backyards stay wet for days after a heavy storm. Termite colonies do well in that kind of ground and can reach the house more easily when the soil stays moist.

Many older homes add to the problem. Downspouts often empty right at the foundation. Window wells hold leaves. Basement walls stay damp all summer. Garden beds and leaf compost are common in Takoma Park yards. Keep them pulled back from the siding. How Termite Risk Changes With the Age of Your Takoma Park Home

Takoma Park was built a few streets at a time over about 80 years, so the houses on one block can be very different from the houses a few blocks away. Each era of construction has its own weak spots, and that affects where we look first.

1883 to 1900: Queen Anne, Stick, and Shingle Style

The town's first houses are tall, many-gabled wood homes, some with towers and wraparound porches. Many sit on stone or brick foundations that have settled for more than a century. The sill beam on top of the masonry is often original. Porch floors, steps, and lattice sit close to the soil. Inside, years of repairs and additions can hide the places termites enter. Gaps in old mortar give termites hidden paths, so they do not always leave mud tubes where we can see them.

1900s to 1930s: Bungalows and Foursquares

Much of the Historic District and Pinecrest was built in these years. The houses are smaller and lower, and many have a crawl space under a back addition or a sleeping porch that was closed in later. Those crawl spaces are often damp and hard to get into, which makes them easy for termites to reach and easy for owners to miss. Where the addition meets the original foundation is a common entry point.

After World War II: Brick, Block, and Garden Apartments

Parts of North Takoma, Carole Highlands, and the streets near New Hampshire Avenue have more post-war brick colonials and ramblers on concrete block foundations. Carole Highlands was in Prince George's County until the county line moved in 1997. Block walls have hollow cores that termites can travel through unseen. Brick front steps and patios added against the house can cover gaps in the foundation. Basements finished decades ago can hide the walls we need to check.

Termite Control

Termite Treatment in the Takoma Park Historic District and Beyond

The Montgomery County part of the Takoma Park Historic District was designated in 1992. It is the largest historic district in the county, and changes to a building's exterior or setting need a Historic Area Work Permit. Termite treatment does not change how a house looks. Termite damage, however, may lead to repairs that do. Treating early means you are more likely to keep the original porch columns and trim.

Sentricon Bait Stations

For most homes, we recommend the Sentricon system. We install bait stations in the soil around the house, flush with the lawn or garden bed. Termites feed on the bait and carry it back to the colony. It stops them from molting, so the colony dies off over time, including the queen. Liquid Treatment for Active Infestations

If termites are already in the framing, we may recommend a liquid soil treatment. We treat the soil along the foundation and drill through concrete only where it covers the soil, such as at a stoop, slab addition, or garage floor. Older stone and brick foundations take more care than modern poured walls, so we price these jobs after inspecting the house.

Borate During Renovations

Many Takoma Park homes get renovated eventually, whether it is a kitchen, a back addition, or a porch rebuild. While the walls or floors are open, we can apply borate directly to the bare wood. Call us before the drywall or decking goes on. After that, the wood is much harder to treat.

What to Watch For

Signs of Termites in an Older Takoma Park Home

In an older house, termite damage can be mistaken for normal wear. A sagging porch board, a soft spot on a basement stair, or a sill that crumbles when you press on it can look like rot. Sometimes it is rot. Sometimes it is both. Our guide to termite damage vs. wood rot shows how to tell the difference. Rot usually cracks across the grain. Termites tunnel along it and often leave soil packed inside.

The clearest sign comes in spring. On a warm afternoon after rain, from about March through May, a mature colony sends out swarmers. In older homes, they often appear near basement windows, radiators, or porch doors. Their wings drop off quickly, so many homeowners only find a small pile of wings.

Here are other signs to look for:

  • Pencil-width mud tubes on a stone or block foundation, or up a porch pier
  • Tunnels in a stump, buried root, or fallen limb near the house
  • Window or door trim that feels hollow when you tap it
  • Paint that bubbles or wood that ripples along a baseboard
  • Drill holes in a stoop or basement slab from an old treatment
  • Firewood or leaf compost stacked against the siding

If you find any of these, leave the wood alone and call us. We need to see the activity before it is disturbed to tell how far it goes.

Real Estate Inspections

Termite Inspections for Takoma Park Home Sales

Many Takoma Park buyers are coming from DC, often just across the line, and they usually expect the NPMA-33 termite form. Maryland does not use that form. If a termite inspection is part of a Maryland home sale or loan, it goes on Form MD-1. VA loans require one, and many lenders and contracts ask for one too.

The MD-1 records what the inspector found, where it was found, signs of past treatment, and conditions that could lead to termites. It also lists any areas the inspector could not reach. In an older Takoma Park home, that can include a closed-in porch, a crawl space under an addition, a finished basement, or a cellar packed with storage.
