Crofton is not a typical suburb, and its rodent problems are not typical either. The whole community was planned and built at once starting in 1964. That means thousands of Crofton homes are the same age, built the same way, and now opening up in the same places. We see it on the inspection sheet over and over. A settled sill plate. A dryer vent that no longer seats. A garage door corner worn open by six decades of use. Any one of those is a door for a house mouse.

What Drives Rodent Pressure in Crofton
Three things about Crofton decide where mice and rats end up. They are different from the pressures we work around in newer Anne Arundel communities.
The golf course runs through the middle of town. Crofton was designed around its country club, so the course is not off on the edge. It weaves between the streets. Hundreds of homes have a fairway, a patch of rough, or a water hazard right behind the back fence. Watered turf stays damp through August. Tall rough and tree lines give steady cover. The water hazards mean rodents never have to travel far to drink. From the rough, the back of a house is a short, sheltered run.
The housing stock is one generation deep. Crofton's original sections sit inside the 3.5-mile Crofton Parkway loop. They are mostly 1960s and 1970s split-levels, ranchers, and colonials on big lots. Sixty years of freeze and thaw have opened block joints and settled sill plates. Original crawl space vents, hose bibs, and pipe holes were built for a different era of weatherproofing. Attached garages are very common in the originals, and they are the entry route we find most often. The door seal wears out, and the garage opens straight into the living space. Newer neighborhoods outside the loop, like Walden, The Ridings, and Nantucket Mews, add townhome clusters. There, shared walls and pipe chases let a problem in one unit become a problem in three.
Water and shopping centers bracket the community. The Little Patuxent River forms Crofton's southwestern edge. The unbroken forest of the Patuxent Research Refuge sits to the north. Between them is a large, permanent supply of rodents in the surrounding landscape. Stormwater ponds in the newer sections hold that population closer in. Meanwhile the Route 3, Route 450, and Route 424 triangle around Crofton carries the retail: Crofton Centre, the Village shopping area, and the restaurants along Crain Highway. Dumpsters and grease traps there feed Norway rat burrows, and those rats work outward along fence lines into the streets behind the stores.

Signs of Mice and Rats in a Crofton Home
The first sign is almost never the rodent itself. It is droppings. For mice they are small, dark, and shaped like grains of rice. You find them under the kitchen sink, at the back of a pantry shelf, in the garage, or on the sill plate in the crawl space. After that people notice scratching or running sounds inside the walls once the house goes quiet at night. Then chewed food packaging, shredded paper or insulation pulled into a nest, and dark greasy smears along baseboards where the same path gets used every night.
Calls cluster hard in October and November across Crofton. The first cold nights push the mice living in the fairway rough, the stream corridors, and the leaf litter under the old oaks toward the nearest heated building. This is worth acting on quickly. Rodents chew wiring, which is a fire risk. They also leave droppings and urine on the surfaces where you prepare food. One female house mouse can have several litters a year. Calling in week one usually means a handful of animals. Calling in week eight often means an established population with nests in three places.

How We Treat Rodents in Crofton
Our rodent work runs in a set order. Each step depends on what the one before it found.
- 78-point inspection. Crawl space or basement, garage, and the full perimeter. On Crofton originals we spend most of that time on the attached garage, the sill plate, and the hose bib and dryer holes, because that is where the openings are.
- Exterior bait stations. Tamper-resistant stations along the foundation and the pressure side of the lot. We weight them toward the back on fairway homes, and toward the fence line on properties behind the Crain Highway stores. The goal is to catch rodents before they reach the house.
- Interior trapping. Snap traps go on the travel routes we mapped, not just where droppings showed up. We avoid indoor poison so nothing dies inside a wall.
- Sealing, timed right. We close the openings once the numbers come down. Sealing first is the most common mistake we get called in to fix.
- Triannual maintenance. Three visits a year to rebait, re-read the stations, and catch the next attempt early.

Why Hardware-Store Traps Stall Out
Almost every Crofton homeowner who calls us has already bought traps. They usually caught something, and then the activity carried on. Here are the four reasons, in the order we see them.
- Traps set where the evidence is, not where the traffic is. Droppings pile up where rodents feed and rest. Traps work where they travel. On a split-level those two spots are often a floor apart.
- Too few placements. A Crofton home backing onto the rough or a stormwater pond often needs eight to twelve outside stations to stop the pressure. Three traps under the sink does not change the math.
- Nothing outside. Trapping indoors only handles the animals that already got in. It ignores the reason they got in. Without outside stations and sealing, the house fills back up.

78-Point Rodent Inspection
We check the whole house. Crawl space or basement, garage, and the full foundation line. We look for droppings, rub marks, and the openings rodents are using. On older Crofton homes those are usually sill plates, dryer and hose-bib holes, and worn garage door corners.
Exterior Stations, Interior Traps
Tamper-resistant bait stations go around the outside of the house, so we stop rodents before they reach it. Inside we mostly use snap traps instead of poison. That keeps rodents from dying inside your walls.
Follow-Up and Sealing
We come back to read the stations and traps. Then we seal the gaps we mapped during the inspection. We wait until activity has dropped, so nothing gets shut inside the walls.
