About Better Termite

Mouse and Rat Control for Homes Around Fort Belvoir

New house, new orders, and someone else's mice

A lot of rodent calls near Fort Belvoir start the same way. The family just arrived on PCS orders. The boxes are still stacked in the garage. Then someone opens the drawer under the oven and finds droppings. The house sat empty for weeks between tenants or owners, and the mice moved in first.

It is not bad luck. The installation and the land around it hold thousands of acres of woods, wetlands, and stream valleys. When nights turn cold in October, the mice living there look for a warm wall. An empty house with no one in it is an easy one to pick.

The Schulz family has run Better Termite & Pest Control since 1968. Our customers have left 1800+ reviews. Pick up the phone and a licensed technician answers, not a phone tree. There is no binding contract. That matters when new orders could come in a year or two. If mice turn up between scheduled visits, the callback costs you nothing.

Local Rodent Pressure

Why Homes Near Fort Belvoir Get Mice and Rats

Mice and rats go where shelter, food, and water sit close together. Around Fort Belvoir, that describes most of the map.

A huge wooded neighbor. Fort Belvoir covers about 8,500 acres along the Potomac. Close to 5,400 of those acres are forest, and about 1,085 are wetlands. The Accotink Bay Wildlife Refuge alone is roughly 1,200 acres, and the Jackson Miles Abbott Wetland Refuge sits along Dogue Creek. Huntley Meadows Park adds another 1,400-plus acres just to the north. Mice live along all of those edges. Many backyards in Woodlawn, Newington, and Mount Vernon run right up to them.

The Route 1 corridor. Richmond Highway runs past the gates. It is lined with restaurants, gas stations, and dumpsters. That is steady food for Norway rats, which dig burrows under slabs, sheds, and thick shrubs. The apartments and townhouses behind those shopping centers get the overflow.

Older houses with more gaps. Much of the Mount Vernon and Engleside area was built in the 1950s as brick ramblers and split-levels. After 70 years, these homes have many small gaps. Pipes get replaced. Cable lines get added. Not every hole gets sealed. Kingstowne and Hayfield have newer townhouse rows, where mice can travel between units through shared walls.

PCS Move-Ins

Moving Into a House That Sat Empty

Summer is the busy PCS season. Many homes near the post get new owners or tenants then. A house that sat closed for a few weeks has no noise, no lights, and no one setting traps. Mice that find a way in during that time settle down fast. By the time you arrive, they think it is their house.

Where to look before you unpack

  • Under the kitchen sink and behind the stove. Pipe holes and the gap behind the range are the most common spots for droppings.
  • The drawer under the oven. It is warm, dark, and rarely opened.
  • The garage and the laundry room. Look along the base of the walls and near the water heater and dryer vent.
  • The basement and storage areas. Shredded paper, chewed boxes, and greasy marks along the base of the walls are all signs.

Clean it up the right way

Do not sweep or vacuum droppings. That puts dust in the air. Air the room out, wear gloves, soak the droppings in disinfectant for a few minutes, then lift them with paper towels. If you already ran the vacuum before you knew, our guide on what to do if you vacuumed mouse droppings walks through the next steps. Found a nest in a box or a drawer? Read what happens if you disturb a mouse nest before you move it.

Norway Rats

Rats Along Richmond Highway and the Creek Valleys

Mice are the most common call near Fort Belvoir. Rats are the more stressful one. A Norway rat is much bigger than a mouse, with a thick body, a blunt nose, and a scaly tail shorter than its body. It lives in burrows, not walls, at least at first.

Signs you have rats, not mice

  • Holes in the dirt about 2 to 4 inches wide along the foundation, under a deck, or beneath a shed or concrete pad.
  • Droppings the size of a raisin or bigger, not the rice-sized pellets mice leave.
  • Gnawed trash cans and torn bags near the back door or the dumpster pad of a townhouse community.
  • Heavy thumping in the ceiling or under the floor at night.

Rats near the post follow food and water. The shopping strips along Route 1 give them food. Dogue Creek, Accotink Creek, and Little Hunting Creek give them water and cover. Our guide to rats in Virginia covers the five species found in the state and which ones actually get inside.

Rodent Control

How Our Fort Belvoir Rodent Control Works

Hardware store traps catch the bold mice. The careful ones stay hidden and keep breeding. A real fix starts with finding out where they live, how they get in, and what they are eating.

We start with a 78-point inspection, inside and out. Outside, we set locked, tamper-resistant bait boxes against the foundation where rodents run. Inside, traps go on the paths we find. That way a mouse does not die inside a wall. We also tell you what to change, like moving pet food out of the garage or getting a worn door sweep replaced.

On each follow-up, the technician checks how much bait is gone. Then the boxes move to where feeding is heaviest. When activity stops, you move to three visits a year. Callbacks in between are free. Hearing scratching but never seeing a mouse? Our post on mice in the walls but not in the house explains why that happens.

Rodent plans begin at $49/month, with a $200 setup fee due at the first visit. Our own research team cut 9 of the harshest products used in our industry from our trucks. Seeing roaches, ants, or spiders too? Our Fort Belvoir pest control plans cover those.

On Post or Off Post

Who to Call Depends on Where You Live

Fort Belvoir families live in a lot of different places, and the right first call is not the same for everyone.

  • On-post family housing. Homes on the installation are run by a privatized housing company. Pest problems there go through its maintenance work order system. If a work order does not fix it, the Housing Services Office can help you escalate.
  • A home you own off post. This is where we come in. We treat homes in Mount Vernon, Woodlawn, Hybla Valley, Newington, Kingstowne, Hayfield, and Lorton.
  • A home you rent off post. Read your lease to see who handles pests. A licensed technician can walk you through what our plan includes so you can share it with your landlord.

No matter where you land, the habits that keep mice out are the same. Keep food in sealed bins, keep firewood and clutter off the walls, and fix gaps as you find them. Our list of tips to keep mice out is a good place to start.

"We've had a subscription service with this company for yrs, since moving into our current house, and realizing it was rather...spidery. But NO MORE! Better Termite uses pet-friendly, but not spider-friendly products, and we are now creepy crawly-free! Over the years, they've also tackled ants, bees, and HORRIBLE paper wasps!"

How It Works

How Our Rodent Service Works

Start With a Phone Call

Call (703) 683-2000. Tell us what you found, when you moved in, and whether you own or rent. You get a plan and a price on the phone, before anyone comes out.

78-Point Inspection

We check the kitchen, the garage, and the crawl space or basement. Outside, we look at utility lines, door sweeps, vents, and the soil along the foundation for rat burrows.

Locked Stations and Traps

Bait goes into locked, tamper-resistant stations outside, along the paths rodents use. Indoors, we lean on traps so a rodent does not die inside a wall.

Return Visits Until It Is Quiet

We come back, read every station, and move them toward the busiest spots. We also point out the gaps and food sources worth fixing.

Three Visits a Year, Free Callbacks

Once activity stops, the plan moves to three visits a year. New droppings between visits mean a free return trip. Cancel any time with 30 days notice.
