About Better Termite

Brambleton Termite Control for Homes Past Their Builder Coverage

The First Sections Are Now More Than 20 Years Old

Brambleton feels new, but parts of it are not. Construction on the 2,500-acre planned community started in 2001, on land that was farm fields and the old crossroads hamlet of Royville. The earliest streets have now had two decades of irrigation, mulch, settling, and weather. The soil treatment the builder put down before the foundation was poured has long since faded, and the first-year termite warranty that came with the house ended years ago unless someone kept renewing it.

That is the most common story behind a Brambleton termite control call. A homeowner finds winged insects by a basement window in April. A buyer's inspector spots a mud tube on the garage wall. A deck contractor pulls a board and finds the joist hollowed out. Eastern subterranean termites are behind all three, and in a newer house they tend to stay hidden longer because so much of the foundation is covered up.

We are Better Termite & Pest Control, a family business now in its third generation, and Brambleton is covered by our Reston office. Termite work has been part of what we do since 1968. Our internal research team pulled 9 of the harshest products common in this industry, and we lean on Sentricon bait and borate wood treatment instead. Over 100,000 homes have trusted us, and customers have left 1800+ reviews.

Why Termites Find Brambleton Homes

New Houses on Old Farmland

Before the subdivisions, this part of southeastern Loudoun was pasture, crop fields, fence rows, and small woodlots. Termites were living in the soil and in old stumps long before the first house went up, and grading a lot does not remove them. When a colony's natural food runs low, workers spread out through the ground, and the nearest wood is often a sill plate, a basement stair stringer, or a deck post.

Wet Ground Around the Reservoir and Stream Valleys

Brambleton's streams drain to Beaverdam Run and Broad Run, and the Beaverdam Reservoir parkland wraps the north side of the community with woods that run down to the water. Legacy Park next to the Town Center has ponds of its own, and stormwater ponds sit between many sections. Lots that back to these wooded and wet edges see more fallen limbs, more rotting stumps, and damper soil, which is the setting subterranean termites like best.

Sprinklers, Plant Beds, and Heavy Soil

Many Brambleton yards have in-ground sprinklers and HOA-standard plant beds wrapped around the foundation. Eastern Loudoun's clay-heavy soil holds that water instead of draining it, so the strip of ground right against the house can stay moist through a dry August. Add a fresh layer of mulch every spring and you get damp, loose cover at the exact spot where the house meets the soil.

Finished Basements

Finished Basements Hide the First Warning Signs

Most single-family homes in Brambleton have a basement, and a lot of them are finished. Drywall, carpet, and built-ins cover the poured concrete walls where termites would normally leave clues. Termites can climb a hairline crack, a form-tie hole, or the joint where the wall meets the floor slab, and reach the wood framing behind the drywall with nothing showing in the family room.

Rigid foam insulation adds another hiding place. Termites can tunnel through foam board or travel in the gap behind it. So the parts of the basement you can still see matter most: the unfinished mechanical room, the sump pit, the storage space under the stairs, and the inside walls of the garage. Look there for pencil-width tubes of dried soil. Our guide to termite mud tubes shows what they look like and how to tell an active tube from an old one.

Signs to Watch for in a Finished Brambleton Basement

  • Small piles of shed wings near basement windows, egress wells, or a walkout door in spring
  • Baseboards along an outside wall that feel soft or sound hollow
  • Paint that bubbles or drywall tape that ripples with no plumbing leak nearby
  • Mud tubes on the exposed foundation in the mechanical room or around the sump pit
  • Swollen or sticking basement door frames

Townhomes & Two-Over-Twos

Termites in Brambleton Townhomes and Two-Over-Two Condos

Around the Town Center and along Loudoun County Parkway and Belmont Ridge Road, much of Brambleton is attached housing: rear-load garage townhomes, stacked two-over-two condos, and townhome rows facing shared greens. In these buildings the footing and the soil beneath it run the full length of the row. A colony that starts under one end unit is not limited to that unit.

Garage-level slabs are a common way in. Termites work along the control joints in the slab and the seam where it butts against the foundation wall, then reach the wood framing of the level above. Front stoops, small rear decks, and the edges of shared walkways give them more contact points. When one unit in a row has termites, the units beside it deserve a look, and our piece on termites moving from house to house explains why.

Who handles the outside of the building depends on your HOA or condo association, so check those documents first. We can protect the home you own, tell you what we see along the shared foundation, and talk with your association if the whole row needs a plan.

Decks, Veneer & Mulch

Aging Decks, Stone Veneer, and Deep Mulch Beds

The pressure-treated decks built with Brambleton's first houses are now 20 years old or more. Treated lumber resists termites for a long time, but not forever, and cut ends, notched posts, and stair stringers sitting on the soil are where it gives out first. A deck that ties into the house at the rim joist also gives termites a wood path from the yard straight to the framing.

Many Brambleton fronts have a stone or brick veneer skirt along the bottom of the wall. Veneer hides mud tubes well, and when mulch or soil is built up over the weep line, termites have covered access behind it. Keep mulch a few inches below the top of the foundation and a few inches back from the siding. Our post on termites in mulch covers how deep is too deep.

Wings in the House, or Ants?

Termites in Loudoun usually swarm on warm days after spring rain, from March into May. Carpenter ants from the wooded edges swarm in the same weeks. Termites have straight antennae, a thick waist, and four wings of equal length. Our termite swarmer guide has photos of both. If you find a pile of wings indoors, save a few in a bag and give us a call.

Termite Control

Termite Treatment and Inspections for Brambleton Homes

Sentricon Picks Up Where the Builder Left Off

For most Brambleton homes, Sentricon is the long-term answer. Stations are set in the ground at intervals around the lot, with only a small cap showing, so plant beds and hardscape stay as they are. Workers that find the bait share it with the colony, and over time the colony dies off. Each year a technician opens, checks, and restocks them. Coverage begins at about $35/month, and a $200 setup fee applies to the first visit only.

Liquid Treatment and Borate When Termites Are Already In

When termites are already inside the framing, treating the soil at the foundation with a liquid product knocks them back faster. If you are finishing a basement or rebuilding a deck, borate on the bare wood protects it before it is covered up again. Curious how long each option lasts? See how long termite treatment lasts.

Selling or Buying in Brambleton

Brambleton homes change hands often, and many sales need a Virginia wood-destroying insect report. We handle the VA termite letter for buyers, sellers, and agents. Termite coverage can also be folded into our Brambleton pest control plans for ants, spiders, and mice on a single bill. Callbacks are free and nothing locks you into a contract.

"I highly recommend this company for your home pest control. Their technicians are thorough and have prevented any unwanted problems from happening on our property. During our last treatment, Jasmine took care of our outdoor spider webs without us even asking. Last summer they removed a mud dauber's nest under our deck and above our patio door. "I love Darren over at Better Termite. He is always so attentive and kind, and really goes, IMO, out of his way to do a fantastic job. And I am so happy that I had NO MOSQUITOES this summer in my backyard in spite of the fact that there is a drainage area right behind my house, and that is 100% because of Better Termites services."

How It Works

How Brambleton Termite Control Works

Tell Us the Year and the Layout

Call and a licensed technician answers. The build year, whether the basement is finished, and whether you share walls with neighbors tell us most of what we need to plan the visit and quote it.

A 78-Point Inspection, Unfinished Spaces First

We start where the foundation is still visible: the mechanical room, sump area, under-stair storage, and garage. Then we walk the outside grade, the stone veneer line, deck footings, and every mulch bed against the house.

A Plan Fit to the House

Sentricon stations around the lot for most homes, a liquid soil treatment where workers are already active, and borate on framing that is exposed during a remodel. Our research team removed 9 of the harshest products common in this industry.

Annual Station Service

Sentricon stations stay in the ground year round. Each year your technician checks and refreshes them and looks again at the deck posts, downspouts, and mulch depth we noted the first time.
