Fauquier County sits across three geologic provinces: the Blue Ridge, the Culpeper Basin, and the Northern Piedmont. Historic homes also have plenty of plain rot, and the two get confused all the time. Termite galleries run with the grain and are packed with soil. Rot is soft and crumbly with no mud inside. The Ridges of Warrenton, Brookside, and the other subdivisions built since 2000 have poured foundations, tight framing, and fresh lumber. They also have a few features that make termites hard to spot. Builders spread thick mulch beds against the foundation. Irrigation keeps that soil damp all summer. Rigid foam insulation on basement walls gives termites a soft path to tunnel through, out of sight.

Slab homes and finished basements add more blind spots. Termites can come up through expansion joints, cracks in the slab, and the gaps where plumbing and electrical lines pass through. What About the Builder's Treatment?

New Virginia homes get a preventive termite treatment during construction. That treatment does not last forever, and the warranty that comes with it has to be renewed to stay active. If you bought new and never renewed, your home may have no active coverage at all. We can check what you have and pick up from there.

Plenty of Warrenton addresses come with a few acres, a board fence, and a woodpile. On those lots the termite risk usually starts away from the house.
