About Better Termite

Ant Control for Warrenton's Old Homes and New Ones

One Town, Two Very Different Ant Problems

Warrenton is the county seat of Fauquier, and its homes span almost two centuries. Federal and Greek Revival houses line the streets around the 1890 courthouse. A short drive north, Brookside has houses built in the 2010s around a community lake. The ants you get depend a lot on which of those homes you live in.

In older homes, the big problem is carpenter ants nesting in damp wood. In newer homes, it is trails of tiny ants coming up from mulch, pavers, and slab edges into kitchens and bathrooms. We treat both, and we start by figuring out which one you have.

Better Termite & Pest Control is a family-owned company that has served Northern Virginia since 1968. Our research team removed 9 of the harshest products used in our industry. Ant control plans start at $49/month with a $200 setup fee, three visits a year, and unlimited free callbacks. No binding contracts.

What Drives Ant Pressure in Warrenton

Historic Wood, Hardwood Shade, and Horse Country

The Warrenton Historic District was listed on the National Register in 1983 with close to 300 contributing buildings. Many of the homes in and around it still have original porches, wood columns, built-in gutters, and window sills that have been painted dozens of times. When paint cracks and water gets behind it, the wood stays wet. That is exactly what carpenter ants look for.

The town is also full of big trees. Rady Park has an arboretum along a stream, and the Warrenton Branch Greenway runs a shaded, paved trail along the old rail line from South 4th Street. Oaks and tulip poplars drop limbs and leave stumps, and old trees often have hollow, rotting centers. Those are the parent nests that send carpenter ants across yards and onto roofs at night.

Wet Springs and Damp Ground on the Edge of Town

Outside the town limits, Warrenton turns into horse farms, hay fields, and wooded lots. Cedar Run feeds the town reservoir, and small streams cut through the countryside. Split-rail fence posts, run-in sheds, and firewood stacks all hold moisture. Acrobat ants and carpenter ants move into that wood first, then follow tree branches and fence lines to the house. Warm, humid summers keep ant colonies growing from April into October.

Old Town & the Historic District

Carpenter Ants in Old Town Warrenton Homes

Carpenter ants are the large black ants, up to half an inch long, that show up on kitchen floors and porches in spring. In Old Town and the blocks around Main Street, Alexandria Pike, and Winchester Street, we find them most often in three places: porch floors and column bases, window sills under failed paint, and sill plates over damp stone or brick foundations.

They do not eat wood. They chew galleries into it and push out a fine sawdust called frass. Small piles of frass under a window or along a baseboard are one of the clearest signs. Our guide to signs of carpenter ant damage shows what that looks like up close. You may also hear a faint rustling inside a wall at night.

How We Treat a Historic House

We start outside, because most carpenter ant colonies in older homes have a parent nest in a nearby tree or stump. We trace the trails at dusk, treat the trail lines and entry points with non-repellent products, and treat wall voids where the ants are nesting inside. We also tell you which wood is wet. Fixing the leak or the paint is what keeps the next colony from moving in. Read more about carpenter ant biology and habits in our pest library.

Brookside, Warrenton Lakes & Newer Subdivisions

Kitchen Ant Trails in Brookside and Newer Warrenton Neighborhoods

Brookside, north of town in 20187, was mostly built from the 2000s through 2020. Homes there are tight and well framed, and carpenter ants are less common. What we see instead are long lines of tiny brown or black ants running along the kitchen backsplash, under the dishwasher, or across the bathroom floor.

These are usually odorous house ants. Crush one and it smells like rotten coconut. Their colonies have many queens and can hold tens of thousands of workers. They nest in the deep mulch beds builders put along new foundations, under patio pavers, and in damp soil near irrigation heads. Homes that back up to the lake or a wooded common area see the most. Our odorous house ant guide explains why they are so hard to get rid of on your own.

Pavement Ants on Driveways and Patios

In April and May you may also see small piles of sand along driveway cracks and between patio stones. That is pavement ants clearing out nests under the concrete. They usually stay outside, but they will follow food smells into garages and kitchens. Our exterior treatment covers slab edges, walkway joints, and garage door seals to stop them at the threshold.

Spring Swarm Season

Flying Ants in Your Warrenton Home: Ants or Termites?

On warm days from March through May, Warrenton homeowners call us about winged insects near windows and doors. Two very different pests swarm at the same time of year: carpenter ants and subterranean termites. Getting it right matters, because the treatments are completely different.

  • Waist: ants have a narrow, pinched waist. Termites are thick through the middle.
  • Antennae: ant antennae bend like an elbow. Termite antennae are straight.
  • Wings: ant front wings are longer than the back pair. Termite wings are all the same length and fall off easily.

Our side-by-side guide to flying ants vs. termites has photos of both. If you find swarmers inside, save a few in a sealed bag and call 703-659-1118. Winged carpenter ants inside the house in early spring usually mean a nest in the walls, not just one wandering in from the yard.

What We Do After a Swarm

If they are carpenter ants, we find the nest and treat it as part of your ant plan. If they turn out to be termites, we walk you through our termite options instead. Either way, you get an honest answer from a licensed technician.

Acreage & Rural Lots

Acrobat Ants and Firewood on Fauquier Acreage

Many Warrenton addresses sit on two acres or more, with board fences, run-in sheds, and a cord of firewood stacked by the back door. That wood is the most common source of ants on larger lots. Acrobat ants are a good example. They are small, glossy, and hold their heart-shaped rear end up over their backs when disturbed. They nest in damp, softened wood and often move into homes through wet trim, foam board, or old carpenter ant tunnels.

Firewood is the other big one. Wood brought in from a stack against the house can carry a carpenter ant colony right through your back door. Keep firewood at least 20 feet from the house and raised off the ground, and bring in only what you will burn that day. You can learn more about acrobat ants in our pest library.

What the Inspection Covers on a Larger Lot

We treat your home and the structures attached to it. During the inspection we also walk the woodpile, nearby sheds, stumps, and the fence line closest to the house. We point out any active nests that are feeding ants into your home and tell you which ones are worth removing.

"I highly recommend this company for your home pest control. Their technicians are thorough and have prevented any unwanted problems from happening on our property. During our last treatment, Jasmine took care of our outdoor spider webs without us even asking. Last summer they removed a mud dauber's nest under our deck and above our patio door. How It Works

How Ant Control Works in Warrenton

A Call With a Licensed Tech

Call 703-659-1118 and tell a licensed technician what you are seeing. Big black ants on an Old Town porch and tiny ants at a Brookside kitchen sink call for different plans, and we sort that out on the first call.

78-Point Inspection

We follow the trails back to where they start. On older homes that means sills, porch posts, and window trim. On newer homes it means slab edges, utility lines, and the mulch along the foundation.

Colony-Level Treatment

Non-repellent products go inside along cracks and voids and outside along the foundation. Ants cannot sense them, so they carry the material home and share it with the colony and its queens.

Three Visits a Year

Treatments last about 90 to 120 days. Our triannual schedule keeps coverage running from the first spring trails to the last warm days of fall.

Free Callbacks Between Visits

If ants come back between visits, we come back too, at no extra charge. No binding contract. Cancel with 30 days notice.
