Montclair, the lake community in Prince William County (not the one in New Jersey), was laid out to keep the trees. Lots run back into oak woods, many streets end at the shoreline of Lake Montclair, and the south side of the community stops at Prince William Forest Park. Ants love every bit of that. The forest holds carpenter ant colonies in stumps and dead limbs. The lake keeps the soil and the wood around it damp. And most homes here have had 30 to 55 years for trim, sills, and deck boards to soften.

Why Montclair Is Built for Ants
Oak Ridges Along Prince William Forest Park
Prince William Forest Park covers more than 15,000 acres of the Quantico Creek watershed, and its ridges and slopes are mostly mixed oak forest, with tulip poplar and beech in the damp ravines. That is carpenter ant country. A big parent colony lives in a fallen oak or a hollow stump, and workers travel well past the tree line looking for food. Homes off Dumfries Road (Route 234) and the cul-de-sacs that back onto the park see them first, usually on spring and summer nights.
A 108-Acre Lake Made From a Creek
Lake Montclair was formed by damming Powells Creek, and its arms reach deep into the neighborhoods. Shoreline lots near Dolphin Beach, Beaver Landing, and West Beach, and the homes on the wooded creek banks that feed the lake, sit on soil that rarely dries out. Damp ground and damp wood are what odorous house ants and acrobat ants look for, and a deck or dock that stays wet becomes a nest site.
Houses Old Enough to Have Soft Spots
The Montclair Property Owners Association dates to 1969, and homes went up from then through the 1990s, with townhomes like Southlake at Montclair added in the early 2000s. Most of the 3,800-plus homes now have decades on their fascia boards, window sills, door jambs, and deck ledgers. Wood that stays wet behind bad flashing or a clogged gutter is where carpenter and acrobat ants move in. A newer townhouse is more likely to have kitchen ants coming up through slab cracks than wood-nesting ants.
Forest-Edge Lots
Carpenter Ants in Montclair Mean Wet Wood Somewhere
Carpenter ants are the big black ants, some close to a half inch, that show up on decks, porch steps, and kitchen floors after dark. In Montclair the parent colony is often out in the woods behind the house. The ants you see indoors are coming from a smaller satellite nest in the house itself, and that nest is almost always in wood that is already damp.
Daren, one of our technicians, puts it plainly. People expect us to spray and be done, but carpenter ants are drawn to wood rot or a moisture problem, such as rotted trim, fascia, or a leak behind a wall. Fix the wood or stop the water, or they return; more chemical alone will not change that. Daren also stresses that carpenter ants leave sound lumber alone. They dig the loose debris out of wood that is already rotting, so the real damage is the rot itself.
Where We Look on a Montclair Home
We check fascia and trim under the gutters, window sills on the side of the house that gets the most rain, the deck ledger where it meets the house, and any wood touching soil or mulch. Piles of fine sawdust with insect parts mixed in are the giveaway. Soffits, Sills & Tree Limbs
Acrobat Ants: The Small Ant Coming Out of the Window Frame
Not every wood-nesting ant is big. Acrobat ants are small, about an eighth of an inch, with a heart-shaped abdomen they flip up over their back when you bother them. In nature they live in trees, in dead branches and old beetle holes. On a Montclair lot surrounded by oaks, that means there are a lot of them close to the house.
They get inside along tree limbs touching the roof and along utility lines, then settle into wood or foam insulation that has gotten wet. We find them behind damaged window frames, in soffits under a leaky gutter, and around door jambs. Like carpenter ants, finding them indoors is a sign that something is damp. Simple Things That Help
Trim back branches so they do not touch the roof or siding. Keep gutters clear, especially in the fall when the oaks drop leaves. Pull mulch and firewood a few feet away from the foundation and the base of the deck.
Kitchens & Bathrooms
Odorous House Ants That Keep Coming Back to One Room
Ants are one of our most common spring calls, and most homeowners first spot them in the kitchen or the bathroom. In Montclair these are usually odorous house ants: tiny, dark, and moving in a tight line. Crush one and it smells like rotten coconut. A single colony can have many queens, which is why spraying the trail tends to split it into more nests instead of ending it.
When the same room keeps getting ants, we look for water. Daren tells a story about a house he and Lawrence, the technician who trained him, could not figure out at first. They had tried sprays, traps, and even dusting behind outlet covers, which only pushed the ants somewhere else. Lawrence suggested checking the bathroom upstairs. The grout around the tub was cracked and leaking into the kitchen below, and that leak was what kept the ants there. Today cracked grout and caulk around a tub is one of the first things Daren checks.

Spring Swarmers
Winged Ants or Termites in Your Montclair Basement?
Every spring, winged insects show up on basement floors and window sills, and many people assume they are flying ants. Sometimes they are. Sometimes they are termite swarmers, and in a home that is several decades old with a crawl space or a finished lower level, you need to know which.
Daren has shown up for appointments booked as flying ants and found termite swarmers instead, one time in a freshly remodeled home with brand-new floors. That is why we never treat winged insects as ants without looking first. Here is how to tell them apart:
- Ants are cinched in at the middle, their antennae bend like an elbow, and the top pair of wings is clearly bigger than the bottom pair.
- Termites look straight-sided from head to tail, with beaded straight antennae and four equal wings that shed at the slightest touch.
- Damage looks different too. Tunnels carpenter ants leave behind are clean and sanded-looking, since the ants haul the debris away. Termite-eaten wood is packed with dried mud.
