Why Rodents Do So Well in Loudoun County
Two Counties in One, Two Different Rodent Problems
Eastern Loudoun is dense, attached, and still building. Sterling, Ashburn, Brambleton, Broadlands, South Riding, and the Dulles corridor are full of townhome rows that share walls and utility chases. A mouse problem next door does not stay next door. Western Loudoun is the opposite. It holds roughly 1,200 privately owned farms and one of the largest horse populations in Virginia, plus villages like Purcellville, Round Hill, Hamilton, Lovettsville, Middleburg, and Waterford. Grain bins, feed rooms, tack rooms, and hay storage are the best rodent food supply in the region. By October, the house is simply the warmest building on the property.
Stream Valleys, Hedgerows, and the W&OD Corridor
Goose Creek runs 27.5 miles through Loudoun and was named a Virginia Scenic River in 1976. Broad Run and Sugarland Run drain the eastern half of the county, and both have stream valley parks strung along them. Add Claude Moore Park, Franklin Park, Hal & Berni Hanson Regional Park, and the W&OD Trail running from Purcellville east through Leesburg, Ashburn, and Sterling. The result is a green network with cover, water, and seed that never breaks. Rodents travel those corridors like roads, and your back fence is where they get off.
Housing Stock That Spans Two Centuries
Leesburg's Old and Historic District holds one of the best-preserved sets of late-1700s and early-1800s buildings in Virginia. Those foundations are fieldstone and rubble, and the joints have been shifting for two hundred years. Sterling Park, the county's first large planned subdivision, went up between 1962 and 1967. Sixty years on, those homes have settled slabs, tired crawl space vents, and worn garage gaskets. Then there is the new end of the range. Ashburn's 20148 ZIP grew about 679% after 2000, and Aldie's 20105 grew about 622%. Tens of thousands of homes here sit on ground that was pasture or woodlot a few years ago. Grading pushes the resident rodents out, and they head for the nearest heated building.

What Homeowners Notice First
Droppings usually show up first. Look at the back of a pantry shelf, under the kitchen sink, along the garage wall, or in the utility closet next to the water heater. After that comes the sound: scratching or scurrying inside walls and ceilings after dark. In Ashburn and Brambleton townhomes, that sound carries through shared framing. You may also spot chewed food packaging, shredded paper pulled into a nest, or a greasy rub mark where a run crosses a joist.

In Leesburg's historic district and the old village cores in Waterford, Hamilton, Middleburg, and Purcellville, the trouble is almost always the foundation.
