About Better Termite

Mouse and Rat Control for Bristow's Lake and Golf-Course Neighborhoods

A newer house is not a mouse-proof house

A lot of Bristow homeowners are surprised when they find mice. The house was built in 2002, the basement is finished, and the yard is neat. But most of 20136 went up on farm fields and woods in the last 25 years, and the mice that lived on that land never left. They moved to the edges: the tree lines, the pond banks, the golf course rough, and the open space every HOA keeps. Each fall they move in closer.

The calls we get from Bristow sound alike. Droppings on a shelf in the garage. A chewed bag of grass seed. Scratching in the ceiling over a finished basement. A mouse running behind the fridge while the kids are eating dinner. Once you see one, there are almost always more.

Better Termite & Pest Control is a family business that has served Northern Virginia since 1968. Our rodent plan finds where the mice are coming from, sets locked bait stations on those routes, checks back twice in the first month, and then keeps the stations serviced three times a year. Every plan includes unlimited free callbacks and no binding contract.

What Drives Rodent Activity in Bristow

Neighborhoods built on old fields and woods

Bristow takes its name from Robert Bristow, who held a 7,500-acre tract between Kettle Run and Broad Run in the 1700s. For most of the next 250 years it was farms and woods. Most Braemar homes date from about 1999 to 2003, most of Victory Lakes from 2003 and 2004, and building has kept going since. That leaves thousands of homes ringed by the kind of ground field mice love: brushy edges, unmowed buffers, and leftover woodlots between subdivisions.

Water on almost every side

Lake Manassas covers roughly 800 acres on Bristow's northwest edge, with Braemar, Saybrooke, and the Robert Trent Jones Golf Club along its shore. Victory Lakes has its own lakes and more than 75 acres of open space. Add Broad Run, Kettle Run, and dozens of stormwater ponds, and many backyards end at water or woods. Norway rats like to burrow in pond banks and under decks, and white-footed mice live in the tree lines. Homes on those edges see the most activity.

Shared walls and finished basements

Bristow has a lot of townhomes, and mice do not care about property lines. They move from unit to unit along shared walls and through attached garages. In single-family homes, finished basements with drop ceilings and soffits give mice warm, hidden runways right under your living room. You hear them at night but never see where they go. Nokesville, just to the south, has the opposite setup, with big rural lots and barns, which is why rodent control in Nokesville focuses on outbuildings instead.

How Mice Get Into Newer Bristow Homes

Builder-grade homes from the 2000s share the same weak spots. When we inspect a house in Braemar, Victory Lakes, or Kingsbrooke, these are the places we check first:

  • Garage door corners. The rubber seal wears and curls at the ends. That is the number one way mice get into an attached garage, and from there into the house.
  • Utility holes. The AC line set, gas line, cable, and hose bib all pass through the wall. The foam or caulk around them shrinks over time.
  • Vents. Dryer vents with broken flaps and bath fan vents give mice a straight path inside.
  • The siding line. Gaps where vinyl siding meets the foundation, and weep gaps under brick fronts, lead right into the wall.
  • Roof edges. Mice climb siding and downspouts, slip in behind gutters and roof returns, and then travel down inside the walls. That is why you can hear them in a wall long before you see one. Our post on mice in the walls but not in the house explains what is going on.

Most of these openings are tiny. Our guide on how small a hole a mouse can fit through explains why a house that looks tight can still have mice.

Mouse, Rat, or Something Else?

What Bristow homeowners usually find

  • House mice. Gray-brown, small, with big ears. They settle into garages, basements, and wall voids and breed all year once they are inside. Droppings are about 1/4 inch with pointed ends. Read more about the house mouse.
  • White-footed and deer mice. Brown backs, white bellies, big dark eyes. These come in from the woods and pond edges, mostly in fall. A pile of acorns or seeds hidden in a boot, a drawer, or the grill is a classic sign.
  • Norway rats. Much bigger, 6 to 10 inches long, with a blunt nose and droppings about 1/2 inch long. In Bristow they turn up near pond banks, decks, trash corrals, compost bins, and the ground under bird feeders.

What we do not treat

Squirrels and chipmunks are wildlife, and we do not handle them. Voles leave runways and holes across the lawn, but they almost never get inside a house, so our rodent plan does not cover them. Our mouse vs. vole guide can help you tell which one you have.

Rodent Control

How We Clear Mice and Rats From a Bristow Home

Most rodent jobs fail for one of two reasons. Traps get set where the mouse was seen instead of where it travels, or the work stops as soon as things go quiet. Our plan is built around both problems.

Find the routes, then bait them

We start by tracing the activity: droppings, gnaw marks, grease rubs, and nests, plus the food the mice are eating. Then we set locked, tamper-proof bait stations along those routes, inside and out. Indoors, mice get small stations. If rats are inside, we use snap traps so they do not die in a wall and leave an odor in a finished basement.

Check back, then keep it going

We come back around week 1 and week 3 to see what was eaten and move stations where the activity shifted. After that, we service the stations three times a year. That last part is where most rodent problems come back, because the woods and ponds around Bristow keep sending new mice every fall. Some homes also need gaps closed. We only do that after the stations show activity is down, since sealing too early can lock mice inside your walls.

Rodent control is a recurring plan starting at $49/month plus a one-time $200 setup fee on the first visit, with the early follow-ups included. Want ants, spiders, and stink bugs covered too? See our Bristow pest control plans.

"I highly recommend this company for your home pest control. Their technicians are thorough and have prevented any unwanted problems from happening on our property. During our last treatment, Jasmine took care of our outdoor spider webs without us even asking. Last summer they removed a mud dauber's nest under our deck and above our patio door. That attention to detail speaks volumes. Thank you for taking care of us!"

How It Works

How Bristow Rodent Control Works

Call and Describe What You Found

A licensed technician answers. Tell us where the droppings or noises are, whether you have a finished basement, and if you share walls with a neighbor. You get a quote on that call.

Hot-Spot Inspection

We trace activity through the garage, the basement, and around the outside of the house. We note food the mice are using, like pet food, bird seed, and pantry goods, and the clutter they hide behind.

Stations Where the Mice Travel

Locked, tamper-proof bait stations go along the routes we found. Inside, mice get small stations. If rats are inside, we use snap traps so none die in a wall.

Two Early Check-Ins

We return around week 1 and week 3 to see what was eaten, rebait, and shift stations to wherever the activity moved.

Three Visits a Year After That

Stations stay serviced three times a year so the next fall push does not start a new problem. Free callbacks in between, and no binding contract.
