Why Northern Virginia Sits in a Termite Hot Zone
Northern Virginia is part of the Potomac River watershed. Summers average 88 degrees with over 40 inches of rain per year. Humidity regularly sits in the mid-70% range. Those conditions keep Eastern subterranean termite colonies active deep into the fall and help them rebuild fast each spring. The DC Metro area sits in the second-highest termite activity zone in the country.
Homes here range from pre-war brick colonials in Arlington and Old Town Alexandria, to 1960s split-levels in Springfield and Annandale, to newer HOA communities in Ashburn and Brambleton. Most share one thing: basements, crawlspaces, and wood framing behind brick. A small crack in the foundation, a mulch bed pushed against the house, or a damp crawlspace is all termites need to get started.
Better Termite & Pest Control has protected homes across this region since 1968. Our team brings a combined 300 years of experience. Our research team removed 9 harsh chemicals common in the industry and chose lower-risk products like Sentricon, borate-based solutions, and Alpine. Products we use in our own homes.

Local Termite Expertise Across Every Northern Virginia County
Termite risk changes block by block across Northern Virginia. In Arlington (22201-22207), pre-war colonials and 1940s garden apartments have settled foundations, aging crawlspaces, and mature trees close to structures. Old Town Alexandria (22314) has historic brick rowhouses with stone foundations and interior chimneys that create entry points. Del Ray, Rosemont, and North Ridge (22301-22305) have bungalows and colonials on leafy lots where deep shade holds soil moisture year-round.
In Fairfax County, mid-century ramblers in Annandale (22003), Springfield (22150-22153), and Burke (22015) often have basements with moisture problems. Aging utility penetrations create easy access for termites. Planned communities like Reston (20190-20194) and Lake Barcroft have townhomes and condos surrounded by lakes, wooded trails, and stormwater ponds. In Loudoun County, newer communities in Ashburn (20147-20148), Brambleton, and South Riding (20152) sit on recently cleared woodland. Termite colonies in the soil are now searching for new food sources.
We don't use a one-size-fits-all approach. Our 78-point inspection finds exactly where termites are getting in and what's drawing them. A 1940s colonial with a damp crawlspace in McLean needs a different plan than a 2005 townhome in Reston on a slab foundation. Spot mud tubes or wings between visits? Our free callbacks mean we come back at no extra cost.
How Termites Damage Northern Virginia Homes
Subterranean termites cause more property damage in Virginia than fires, floods, and storms combined. A single colony can hold hundreds of thousands of workers eating wood around the clock. The region's hot, humid summers and steady rainfall keep colonies active through most of the year. The average undetected infestation costs homeowners thousands before anyone notices.
Damage usually starts where you can't see it. Termites build mud tubes along foundation walls to get from soil to wood. They hollow out beams, joists, and framing from the inside. What's left is a thin shell that looks fine on the outside. By the time you hear a hollow sound when you tap a beam, or your floors start to buckle, the damage may already be extensive.
Warning Signs to Watch For
- Pencil-width mud tubes on foundation walls, piers, or inside crawlspaces
- Discarded wings near windows, doors, or light fixtures, especially in spring
- Small holes or pin-sized exit points in drywall or wooden trim
- Hollow sound when tapping wooden beams, door frames, or baseboards
- Bubbling or peeling paint that looks like water damage but has no source
How We Eliminate Termites Across Northern Virginia
We combine two proven methods: the Sentricon bait system and liquid barrier treatments. Sentricon stations go around your home's perimeter. Worker termites find the cellulose-based bait while foraging and carry it back to the colony. The active ingredient stops termites from molting, a step they need to survive. Over time, the whole colony dies off, including the queen. The stations remain active all year, giving you 365 days of monitoring.
Liquid treatments are applied to the soil around your foundation, creating a chemical barrier that kills termites on contact and blocks their pathways into your home. For active infestations near crawlspaces or basements, we may also use borate-based wood treatments on exposed framing.
Products Vetted by Our Research Team
Every product we use goes through our in-house research team. We reviewed thousands of labels, data sheets, and independent studies. That process led us to cut 9 common industry chemicals and replace them with Sentricon, borate-based solutions, and Alpine. These products work against termites and are lower risk for your household, your pets, and the environment.
Our 78-Point Termite Inspection
A thorough inspection is the foundation of effective termite control. Our licensed technicians check 78 specific points inside and outside your home. That includes foundation walls, crawlspace joists and beams, window frames, door jambs, and anywhere plumbing or utilities enter the house.
Outside, we inspect your foundation for mud tubes, check mulch beds and landscaping near the house, examine deck posts and fence rails, and review drainage patterns. Inside, we probe exposed wood, check basements and crawlspaces for moisture, and look for signs of both active and past termite activity. After the inspection, you receive a clear report in plain language: what we found, what it means, and exactly what we recommend.
Real Estate Termite Inspections
Buying or selling a home in Northern Virginia? Virginia requires a Wood Destroying Insect (WDI) report for most real estate transactions, especially VA loans. We provide these inspections and can typically schedule them within a few business days. Our reports are clear, honest, and designed to give both buyers and sellers confidence in the transaction.
Communities We Protect Across Northern Virginia
We serve homeowners across every county and community in Northern Virginia. Each area has different termite risks based on housing stock, proximity to water, and soil conditions.

- Fairfax County (22030-22033, 22150-22153): Mid-century ramblers and split-levels with basements, plus planned communities like Reston and Burke Centre near lakes and wooded stream valleys
