Why McLean Homeowners Keep Calling About Ants

Big Wooded Lots, Older Homes, and a Lot of Moisture

McLean sits right along the Potomac River in one of Fairfax County's most wooded areas. Pimmit Run and Scott's Run cut through the neighborhoods. The area gets over 50 inches of rain per year. For ant colonies, that mix of moisture, mature trees, and leaf litter is about as good as it gets. Neighborhoods like Chesterbrook, Langley Forest, and Franklin Park have large lots with thick tree cover that creates perfect ant habitat right next to homes.

Then there's the housing stock. Over 10,000 McLean homes were built between 1950 and 1979. These colonials, split-levels, and ramblers have aging foundations, old sill plates, and crawlspaces that ants slip into easily. Even the newer custom homes on tear-down lots have complex rooflines and lots of landscaping that give ants plenty of ways in.

Better Termite & Pest Control has been getting rid of ant problems across McLean since 1968. We use non-repellent products that ants carry back to their colonies. This wipes out the whole population, not just the ones marching across your counter. Our plans start at $39/month, include unlimited free callbacks, and don't lock you into a contract.

How McLean's Environment Fuels Ant Problems

Stream Valleys, Mature Trees, and Aging Infrastructure

Two major streams run through McLean. Pimmit Run flows through Chesterbrook and Devon Park before reaching the Potomac. Scott's Run cuts through the western side near its 336-acre nature preserve. These waterways and the forests around them support large insect populations. Homes that back up to these stream valleys, especially in Chain Bridge Forest, Potomac Hills, and Chesterbrook Woods, see some of the worst ant problems in the area.

The tree cover makes it worse. Streets in Langley, Franklin Park, and The Reserve are lined with mature oaks and hardwoods. Leaf litter and mulch beds around foundations give carpenter ants and odorous house ants ideal shelter. They nest outdoors in dead wood, under landscape timbers, and in mulch. Then they sneak inside through tiny cracks around pipes, HVAC lines, window frames, and old mortar joints.

Condos and Townhomes Near Tysons

McLean isn't all large lots. Communities like Rotonda, Gates of McLean, Fountains at McLean, and Park Crest near Tysons have townhomes and condos with shared walls. Ant colonies can move between units through these shared spaces. The restaurants and shops in Tysons add even more pest pressure. One neighbor's ant problem becomes yours if the colony isn't wiped out at the source.

Carpenter Ant Control in McLean

The Real Threat to Your Home's Wood

Carpenter ants are McLean's most damaging ant species. These large black ants don't eat wood. They hollow it out to build nests. In homes across Chesterbrook, Langley, and McLean Hamlet, that means damage to wood framing, porch posts, window sills, and deck boards. Homes near Pimmit Run and the Potomac are at higher risk because carpenter ants prefer wood softened by moisture.

Watch for these signs: small piles of sawdust near wood, faint rustling sounds inside walls, or large black ants in your home. Winged ones in spring are a big red flag. People often confuse winged carpenter ants with termites. Not sure what you're seeing? Call us at 703-683-2000 and describe it to a licensed technician. We'll tell you what it is over the phone.

How We Eliminate Carpenter Ant Colonies

We start with a full inspection to find the colony. We check areas with moisture damage where carpenter ants like to nest. Then we apply non-repellent products to cracks, gaps, and entry points. The ants walk through the treated zone without knowing it. They carry the material back to the colony. It spreads through contact with other ants, and the whole colony dies off within 2-4 weeks.

Kitchen Ant Infestations in McLean

Odorous House Ants: The Trails That Won't Stop

Those tiny black ants trailing across your kitchen counter? Odorous house ants. Crush one and you'll notice a rotten-coconut smell. That's how they got their name. They're drawn to moisture and food, which is why they show up near sinks, dishwashers, and pantries. In McLean's older homes with aging plumbing and the occasional leak, these ants have plenty of water to work with.

Neighborhoods with heavy tree cover see the worst of it. Areas around Langley, Salona Village, and Chesterbrook have dense mulch beds and leaf litter where odorous house ants nest by the thousands. From there, they come inside through the smallest gaps. Under doors, around window frames, and along pipes.

Why DIY Ant Sprays Make It Worse

Odorous house ants have multiple queens per colony. When you spray a repellent product, the surviving ants scatter and set up new colonies in other parts of your home. One colony becomes three. Our approach does the opposite. Ants can't detect the treatment, so they keep walking through it and spreading it to the rest of the colony. We treat cracks inside and create a barrier outside, then come back 3 times per year to keep the protection going.

What to Expect During Your First Visit

Interior: Finding Where They're Getting In

Our licensed technician starts inside your home, following ant trails back to where they're getting in. In McLean homes, that often means checking around pipes in kitchens and bathrooms, gaps in older window frames, and where the floor meets the walls. Many of the 1950s-1970s colonials in Chesterbrook and McLean Hamlet have crawlspaces. We inspect those too, looking for moisture issues and active nesting.

We treat cracks, gaps, and voids where ants travel. The product is applied right to these paths, so it works quietly while you go about your day.

Exterior: Sealing Off the Perimeter

Outside, we inspect your foundation, mulch beds, downspouts, and any spot where soil meets the structure. Many McLean homes have lots of landscaping, retaining walls, and stone borders where ants hide. We create a barrier around the whole perimeter and point out things that attract ants. Wood touching soil, clogged gutters, or tree limbs on the roofline. Fixing these helps keep ants from coming back.
