Why Aldie Homeowners Keep Finding Ants
Ponds, Conservancy Land, and Fresh Construction
Aldie sits where suburban Loudoun County meets rolling farmland and wooded conservation areas. Little River runs through town. Willowsford's 2,000-acre conservancy wraps around neighborhoods with lakes, ponds, and wet meadows. Stone Ridge has multiple stormwater ponds. Dulles Farms has four. All that moisture, plus the humid summers we get in Northern Virginia, makes Aldie one of the more ant-active areas in the region.
The housing stock adds to the problem. Many of the master-planned communities here were built after 2000 on freshly disturbed soil that displaced existing ant colonies. Homes in Willowsford, Lenah Mill, and South 620 have heavy HOA landscaping, thick mulch beds, and irrigation that keeps soil damp right against foundations. Older properties around Aldie Village and the rural edges have stone foundations, aging mortar, and mature trees where carpenter ants build satellite nests.
Better Termite & Pest Control has been eliminating ant infestations across Loudoun County since 1968. We use non-repellent insecticides that ants carry back to their colonies, wiping out the entire population instead of just the ones on your counter. Plans start at $39/month, include unlimited free callbacks, and come with no contracts.

How Aldie's Environment Fuels Ant Problems
Little River, Conservancy Land, and Stormwater Ponds
Little River flows through Aldie and feeds into the Goose Creek watershed. The Willowsford conservancy south of Route 50 includes Willow Lake, Pin Oak Pond, seasonal wetlands, and a working farm surrounded by woods. These water features create damp soil and thick brush where ant colonies thrive. Homes in The Greens, The Grove, and Lenah Run that back up to this conservancy land see the most carpenter ant activity because dead trees and rotting stumps provide ideal nesting sites just steps from foundations.
Stone Ridge alone has over 3,400 homes packed around trails, pocket parks, and stormwater basins. Dulles Farms adds another 1,785 homes with four community ponds and shared green spaces. These HOA-maintained areas keep vegetation thick and soil moist year-round, which is exactly what odorous house ants and pavement ants need to build colonies close to your home.
Townhomes and Shared Walls
Aldie has thousands of townhomes in Stone Ridge, Dulles Farms, Virginia Manor, and South 620. Shared walls, common utility chases, and clustered trash enclosures let ant colonies travel between units. One neighbor's kitchen ant problem becomes yours if the colony isn't eliminated at the source. Our treatments target the colony itself so the problem doesn't just move next door.
Carpenter Ant Control in Aldie
Protecting Aldie's Wooded Properties and Older Estates
Carpenter ants are Aldie's most destructive ant species. These large black ants don't eat wood, but they hollow it out to build their nests. In the historic village around Aldie Mill, that means damage to original wood framing in 18th and 19th century structures. In established neighborhoods like Lenah Run and Willowsford, homes on half-acre to 10-acre wooded lots face higher risk because carpenter ants prefer wood softened by moisture from nearby creeks and ponds.
Watch for these warning signs: small piles of sawdust near wood surfaces, faint rustling sounds inside walls, or large black ants appearing indoors, especially winged ones in spring. Winged carpenter ants are often confused with termites. Not sure what you're looking at? Call us at 703-683-2000 and describe it to a licensed technician. We'll tell you what it is over the phone.
How We Eliminate Carpenter Ant Colonies
We start with a thorough inspection to find the colony, focusing on areas with moisture damage where carpenter ants prefer to nest. Then we apply non-repellent insecticides to cracks, crevices, and entry points. The ants walk through the treated area without detecting it and carry the material back to the colony. It spreads through contact, and the entire colony collapses within 2-4 weeks. Learn more about signs of carpenter ant damage or read our carpenter ant treatment guide.
Kitchen Ant Infestations in Aldie
Odorous House Ants: The Trails That Keep Coming Back
Those tiny dark ants trailing across your kitchen counter? Odorous house ants. Crush one and you'll notice a rotten-coconut smell. They're drawn to moisture and food, which is why they show up around sinks, dishwashers, and pantries. In Aldie's newer homes with fresh landscaping, and in townhome communities where downspouts dump water close to foundations, these ants have plenty of moisture to work with.
Communities with heavy tree cover and HOA-maintained mulch beds see the worst of it. Stone Ridge, Willowsford, Lenah Mill, and Dulles Farms all have thick landscaping where odorous house ants nest by the thousands. From there, they trail inside through gaps under doors, around window frames, and along pipes.
Why Store-Bought Sprays Make It Worse
Odorous house ants have multiple queens per colony. When you spray a repellent product from the hardware store, the surviving ants scatter and start new colonies elsewhere in your home. One colony becomes three. Our non-repellent approach does the opposite. Ants can't detect the treatment, so they keep walking through it and spreading it to every member of the colony. We pair interior crack-and-crevice treatment with an exterior perimeter barrier, then return 3 times per year to maintain protection. Having trouble with tiny ants in your kitchen? That article explains why they keep coming back.
What to Expect on Your First Visit
Interior: Tracing Ants Back to Their Entry Points
Your licensed technician starts inside, following ant trails back to where they're getting in. In Aldie homes, that often means checking around kitchen and bathroom pipes, gaps in window frames, and where the floor meets the walls. In homes with basements or walk-out lower levels, common throughout Stone Ridge and Willowsford, we also inspect below for moisture issues and active nesting.
Interior treatment focuses on cracks, crevices, and wall voids where ants travel. The non-repellent material is applied precisely to these pathways, so it works quietly while you go about your day.
Exterior: Locking Down the Perimeter
Outside, we inspect your foundation, mulch beds, downspouts, and anywhere soil meets the structure. Many Aldie homes have dense HOA landscaping pressed right against foundations, with irrigation systems keeping soil damp. We create a continuous barrier around the perimeter and point out conditions that attract ants: wood touching soil, clogged gutters, dense shrubs against the house, and tree limbs touching the roof. Fixing these helps keep ants from coming back between treatments.
What Northern Virginia Neighbors Say
"I've had nothing but great experiences for 3 years now. Their consistent, reliable service really stands out for me, and everyone is always kind and easy to talk to. I also like that they're a local, family-run business... Kamaal, who I'm gonna call my customer consultant, is fantastic—he really listens to my concerns and works with me to come up with the best plan for whatever pest issues I'm dealing with. He even keeps me updated on pest trends in my area so we can stay ahead of any problems."
"We've had a subscription service with this company for yrs, since moving into our current house, and realizing it was rather...spidery. But NO MORE!... Over the years, they've also tackled ants, bees, and HORRIBLE paper wasps! Further, Cindy and Darren are awesome to work with, and really know their stuff! I can't recommend this company enough."
"Better Termite has been keeping our house bug free for years with regular perimeter treatments. As a small, family owned business, they are able to personalize their approach based on your needs. It's clear that they prioritize customer service and communication. We recently had a swarm of a stinging insect take shelter under our ground-level deck, and they researched, bought necessary equipment, and came up with the best way to treat it. Highly recommend!"
"I highly recommend this company for your home pest control. Their technicians are thorough and have prevented any unwanted problems from happening on our property. During our last treatment, Jasmine took care of our outdoor spider webs without us even asking. Last summer they removed a mud dauber's nest under our deck and above our patio door. That attention to detail speaks volumes. Thank you for taking care of us!"
"I signed up for a plan and have been truly happy with it. This company is highly professional and very responsive. When I saw fence damage from a carpenter bee, they came out quickly to address the issue right away! Accolades to Cindy the dispatcher, and all the technicians from Juan to Daren to Fredie. I appreciate your service!"

How Our Ant Control Works
78-Point Home Inspection
A licensed technician inspects your Aldie home from basement to roofline. We check foundation cracks, pipe gaps, mortar joints, and every spot where ants could enter or nest.
Non-Repellent Colony Elimination
We apply non-repellent insecticides that ants carry back to their colonies without detecting. Instead of scattering them into new nests, we wipe out the entire population at the source.
Exterior Perimeter Barrier
A protective barrier around your foundation stops new colonies from getting inside. We focus on mulch beds, downspouts, and the dense landscaping common in Aldie's HOA communities.
Triannual Maintenance Visits
Ant treatments wear off after 90-120 days. Our 3 scheduled visits per year keep your protection continuous so there are no gaps between treatments.
